Browse Forums Building A New House 1 Sep 17, 2009 3:24 pm Me and the BF are building in a new estate, we have bought our block and the blocks next to us are vacant. We have no idea what the neighbours are going to build. I like single storey homes over double as I prefer the flow and find stairs a hassle.. Double storeys are more in fashion than single storey these days so the chances are we will have double storeys next us.. Should this influence me to get a double storey? We would still be in the same boat as having the double storeys next to us and if we did want the sun in the house we would have to climb up stairs to get some (seems crazy).. I was wondering if someone was thinking the same as us and built a double storey for that reason and regretted it, or if they went a head and built a single storey and found they regretted that... Re: Single storey or Double Storey 2Sep 17, 2009 3:30 pm We are currently building a single storey dwelling but have already had plans drawn up for the 2nd storey we intend to do in 5 years + time. The reason for this is that we have vacant land across the road from us and currently we have lovely views but once that land is built on we will lose our views. Due to financial constraints we are unable to do 2 storeys now but once we have enough equity in the home we'll do the extension and get our views back! We thought because of the size of the blocks everybody else will be doing the same. To our surprise everyone built single story, so we now sit ontop of a hill with the only highset in the block and we have got a great view and because all the bedrooms are on the first floor it will be completely private. Lucky I guess for us not so our neighbours. Re: Single storey or Double Storey 4Sep 17, 2009 4:18 pm I would have to say you can usually work out what will be built in an area if you consider a few factors. What size are the blocks? Is the area predominently rentals or homeowners? Is it an up-market area? Is there the possibility of a view? Remember you can always extend a single storey to a double but you can't really go double to single, if it annoyed you that much. View, obviously double storey will give better view 3. Land size, if you build single storey, depending how big your land size is, you will have less area left after you put the house on the land, as Double will take less land space I hope this helps. The average block is around 700 sqm so it is big enough for single stories but I think they will mainly be double storey - just because of trends.... At the end of the day I want to build the house I want, not because of what my neighbors might or might not do..Single it is.. (there are more single stories past our place) This didn't bother us at all. Our block size is double that of the 2 story houses - and they look like townhouses, they are so close! Our m2 is bigger on the single story, than most of the 2 stories around us. I would take single & large, over 2 stories & small any day. Personal preference counts - and go with what is right for you. Are you building your house for your neighbours or for yourself 2. If you truely perfer a single why look at doubles. I am going from a double to a single and I can't wait. There is nothing wrong with doubles or singles its just what YOU are happy living in. The problem these days is that blocks of land is getting smaller and smaller and it is forcing people to build doubles if they like it or not. If you have the land and you happy to build single go for it. I will be building with doubles around me and I am happy with that. Mind you I did make sure that it didn't look out of place.
