Browse Forums Building A New House 1 Sep 16, 2009 11:57 pm Hi We are building on a corner block and have to have a corner treatment, which for us is a side pergola, and now stockland have also asked that we move the meterbox else where (I am not sure where) now also they have asked for two extra windows on the side of the house, in the master bedroom. Where do we put the bed? We will not have a wall just windows, and we are also now also worried about security, with no fence some body could have access to the window where our head is, that does not make me feel safe. Has anybody had anyluck appealing there design Approval or have had corner treatment problems Would be good to hear. I'm not sure how you'd go about appealing the requirements, but building with PD myself, I know that a lot of their houses (including mine) have windows which are the width of a wall but are high up and only very short, does that make sense?? This would mean you could still put a bed underneath the window. I'm building the Chelsea III - if you have a look at the plan on the PD website, you'll see the sort of window I'm talking about in Bedroom 2. Maybe this might be an option for you?? P. We are about to start building near you and also had heaps of dramas with the estate design control group. They wanted our garage to be between 4 and 6 metres setback, but our house had the garage at 12metres back. We were at contract stage by the time this was picked up by the way- but that's a story in itself! After ringing a lady directly at the design control group, she agreed on a compromise- and we brought the garage forward so that it was 7m back. So my suggestion is, rather than liaise with these people through your builder, ring them direct (the details should be in your land contract) and say, look, we really want to find a solution to this problem, what do you suggest we do/what will you find acceptable? I found the design person I spoke to to be very reasonable/sympathetic. It also made me realise that my builder hadn't gone into bat for me ie. they were just saying, "sorry, pick another house" because that's the easier option for them. Let us know how you go and good luck Re: Corner Treatment-Stocklands Design Approval Problems -Mernda 4Sep 17, 2009 8:04 pm hi Vengapalace we are building near Mernda as well and I know how you feel we have a 6.5 meter frontage on a corner block ..we have had some many issues with Stockland it doesn’t amaze me anymore. We have always been in a constant battle with them and the "estate guidelines" - we have a park across the road and in the "estate guidelines" it says for security you can request to have a fence. All well so drew up the plans and off we went and mailed it to them as per what it says in the contact. 3 weeks on receive the plans back saying they need to be submitted electronically. So we had out draftsman apply for a registration took 7 days to process this. Then he uploads it and was told 10 working days to process the request. Email the " Customer Relations Manager" who gives me a spiel about how from last year September they only accepted electronically submission - funny that since we bought and settled in Nov-Dec 08/09 and the contract say " No Email" submissions " All submission must be posted to ... " pointed this out. NO Reply. So after the 10 days was up got a decline saying we needed to take out the fence - after which we should submit the plans again and yet again wait 10 days. So still waiting.. Possibly going to miss out on the Vic first home extra grant. One of the major builders quoted us 11k to do this.
