Browse Forums Building A New House 1 Sep 16, 2009 7:34 pm Hi all,
Were building a double brick house in Perth, theyre currently putting the walls up and i noticed that they have not used flashing between the outer and inner walls. However the house being built down the road has the flashing built in! Should we be jumping up and down or does it not really make a difference? Cheers, Brad Re: Double Brick house. No damp proof course! 5Sep 16, 2009 9:23 pm No, not at all.
How do you not build a damp proof course in. I thought it may have been an old technique or something but research tells me otherwise. I cant believe this rubbish. The plastic turned out to be there. Just hiding behind the slab. I think these guys are absolute amateurs! Re: Double Brick house. No damp proof course! 6Sep 16, 2009 9:29 pm Hmmm... Time to ask some questionsme thinks. Worst thing is were going on a holiday for 2 weeks tomorrow! I knew we should have cancelled it but it was planned last year. Re: Double Brick house. No damp proof course! 8Sep 16, 2009 11:44 pm Is it a regulatory requirement that they need to put ina DPC? Or is it just a 'nice-to-have'? Just curious because I don't believe I had one with the last build and would like to be on top of it this time if it is required? No damp proof course! 9Sep 16, 2009 11:45 pm We had this problem on one of our corners but not anywhere else. A private building inspector picked it up and said it was very common if the brickies from over east built your house. They have a different system over there/ different way of building. The should be built it. I am sure your SS will have it fixed for you. *Built with Gemmill Homes in WA* Slab - 1st June 2009 Plate Height - 17th June 2009 Lock Up - 18th August 2009 PCI - 5th October 2009 Hand Over - 15th Oct 2009 https://forum.homeone.com.au/viewtopic.php?f=31&t=20844 Re: Double Brick house. No damp proof course! 10Sep 17, 2009 10:16 am I rang the SS, he started talking about the water proof render they put on the slab. Then when i explained what it was he said they dont do it. I remember all the houses years ago had a lead course that hung out the bottom. I wish the standards were free to download. I think were going to have to have an inspector out. Peace of mind is invaluable. Re: Double Brick house. No damp proof course! 11Sep 17, 2009 10:33 pm Can someone clarify for a first home builder what exactly this is? Is this above the windows? No damp proof course! 13Sep 18, 2009 12:14 pm Manda - so they put in flashing for the DPC? Something that you could actually see? Onc_artisan - my specifications calls for Dampco to be mixed in with the mortar? Is this common/sufficient/less effective solution? Re: Double Brick house. No damp proof course! 15Oct 05, 2009 8:30 pm Yeh turns out that they dont put in a physical barrier anymore just the dampco stuff. Would of been nice for the SS to tell me rather than just saying no. Ohwell. All the bricks are up now, roof about to go on. Have look at your house plans and you will probably find that brick articulation joint has been missed.
