Browse Forums Building A New House 1 Sep 15, 2009 7:20 pm Hi, I'm not sure how the process works but do you sign contracts at pre-start or do they take some time to add all the extras then get you to sign the contract?? And how long is the time normally taken in between? (WE are in WA) They have been pretty quick getting the working drawings out. The told us to allow 10 weeks, but it has only been about 4 or 5 I think. Re: time between pre-start and signing contract? 2Sep 15, 2009 8:23 pm Who are you building with?? They all seem to have slightly different processes. With my builder you sign the contracts way before prestart. We added a lot of stuff into that contract at the prelim contract stage so about 40,000 in variations. As they don't allow structural changes at prestart. Then once everything is sorted they set you for prestart where you choose your tiles, taps, extent vanities do all your upgrades that you may choose. Then you pay for that on top of your contract. Hope that helps. Re: time between pre-start and signing contract? 3Sep 15, 2009 8:35 pm Thanks for that. How does that work with getting your bank loan if you have to pay for the variations after you've signed the contract?? Or do you just wait for the variations before going to the bank. We have added heaps of things already that are included in the quote, so it will just be things like extra tiling and tap upgrades and electrical. Re: time between pre-start and signing contract? 4Sep 15, 2009 8:38 pm I am not sure for us we had to actually pay it out of our own money. That is why we put alot of our changes into our contract to get our loan. The prestart upgrades you will have to pay for out of your own money. You don't have to upgrade to anything. But there always seems to be things you suddenly want and then extra costs they hit you with lol Been in a similar position and we decided to let the builder go. Some of the PSA money goes to engineering so we at least got those documents and they actually refunded us… 2 4562 I’m curious about how you went with this. We are planning a KDRB and considering Plantation Homes as a builder. I’m aware that after the demolition another soil test… 1 6328 The worst thing you can do is sign a building contract without a pre contract review. Over the years many people have come to me with disputes where they just signed… 0 5628 |
