Browse Forums Building A New House 1 Sep 14, 2009 10:23 am Hey.... !
Got the floor plans from the builder…..don’t have much time as the builder wants us to sign them quickly without asking for too many changes if we want FHOG. Ground Floor : http://picasaweb.google.com.au/lh/photo/Z4XLzGNPikJxbn2a-hZaEw?feat=directlink First Floor : http://picasaweb.google.com.au/lh/photo/cXB7180W6ZTIit3rwmZ1cg?feat=directlink Any feedback/criticism will be much appreciated Re: My floor plans .... can't think straight ! 2Sep 14, 2009 11:16 am Without studying it in depth (seeing as you require urgent responses), is the fridge opening wide/high enough for the large fridges that are on the market today. Also, the family room may be a little hard to position furniture in as there isn't a lot of wall space for tv etc. The front lounge is not very wide so taking it that the family room might be the main living room apart from upstairs. Re: My floor plans .... can't think straight ! 3Sep 14, 2009 11:49 am Hey klscomps, Thanks for your reply Yeah There is a little bit of a fight for space in the lounge... With respect to the kitchen, what we are planning to do is to bring in the space from the garage into the kitchen. That way we can reposition the fridge and also get a larger WIP. Also get some more shelvings done. Does anyone else have a narrow entry like us ? Would love to get some feedback so as to how the house would look ? Re: My floor plans .... can't think straight ! 4Sep 14, 2009 12:01 pm I know of a couple of people who have a room like this and they have both used it as a library type of area with bookshelves (both open shelving and with doors so you can store boardgames etc. in them), and put either a single chair or a smallish 2 seater in there. Re: My floor plans .... can't think straight ! 5Sep 14, 2009 12:12 pm I think the front lounge is just a waste of space. Re: My floor plans .... can't think straight ! 6Sep 14, 2009 12:15 pm I don't like the front door opening into the lounge like that. You could put up a short wall to the left of the door which will create a small entry and tile this. I would also move that window in the family area. Either move it along towards the meals area or have 2 thinner windows at each end so that you can put a TV there. A 1m fridge space is a good idea to accommodate the larger fridges. Re: My floor plans .... can't think straight ! 7Sep 14, 2009 12:41 pm Thanks everyone for such great ideas !! Having a short wall to the left and tiling a bit of the entry space are really good options. Maybe we can have like a short boxed wall (wall with niches) to the left of the entry. This way it won't be just a blank wall, but yet there will be clear division of space. hmmm hard to decide these things. We were also thinking of having a bigger door ..current is 820mm. I would love to have a nice and grand entry. Either that or maybe side lights to the door ? Any suggestions ? Re: My floor plans .... can't think straight ! 8Sep 14, 2009 7:01 pm Definitely enlarge the fridge space We are bringing ours up from 810 to 1150 to allow a side by side fridge with space to open the doors comfortably. Do you need to drive past a balcony pole on the way into the garage? That front lounge does look small .. more like a study. I'm not a big fan of walking straight into a lounge from the front door. Also I would remove the window in the family room to accommodate furniture easier. The best way to look at your plans is to measure each space for useable area and try to position the furniture that you need in those spaces. I believe that when budget is a factor I would stick with larger and less rooms that make for really comfy living. Re: My floor plans .... can't think straight - Updated Plans ! 11Sep 25, 2009 2:11 pm Updated plans!!! have spent hours thinking and fixing the plans...do they look any better? http://img34.imageshack.us/i/87720101.jpg/ http://img34.imageshack.us/i/45395656.jpg/ Re: Updated Plans... can't think straight! 12Sep 25, 2009 2:28 pm I think it looks a lot better. The only thing that still concerns me is that window in the family room as I can't see where you would be able to have a TV and arrange couches etc. Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. I agree that moving the window to meals area is the way to go unless we swap the meals and family and move the window from meals to the family. We have got a Cinema/Hometheatre on the First Floor....not sure if we would need any sound proofing there? Re: Updated Plans... can't think straight! 14Sep 28, 2009 9:56 am Hey all ... !! Things are going well and it all so very exciting ! We poured over our plans for hours on the weekend and came up with some more ideas ... 1. Boxed wall near the family will be a full wall now but we are still debating if it would have been better to leave it boxed and give the room a different look.....? Planning to have a pool table and a bar in it. 2. The Kitchen benchtop to be extended so that it joins with the Island benchtop from the Alfresco side. We always struggle with bench space and this will help. We will however loose the open Alfresco from the kitchen (and the island) .... something we are still not comfortable with. 3. Move the Sink on the extended benchtop so that the Island portion of the bench top can be utilised in a better way and looks more neat.. 4. Have a wall between the Vanities and the toilet in the ensuite.. What do you guys think ! 6 11528 Thank you so much for the effort. We will use it to talk with builder. We also had idea of building duplex instead and seeking suggest ions. viewtopic.php?f=31&t=106744 11 13817 Hi VK, I am now retired however I have stood beside over 300 owner builders in the past 18 years that have successfully built their own homes.
