I have been in a similar vote (although admittingly my site manager hasn't left as yet - fingers crossed he's rather good) but I think since I've started building the house I've been through 3 customer service people (probably brought that one on a bit myself) and two home co-ordinators which are my first point of call during my building process.
I find it really frsutrating. Not sure of the impact though. One would think that they would do a complete hand over prior to leaving the company. Wouldn't stress to much about it I think in the building industry staff turnover is pretty high! But it's a pain when you get someone good and then they leave! Re: Our Site Supervisor has QUIT! 6Jun 13, 2007 5:17 pm I am still undecided how big a part Supervisor plays in it all.
I have met him, seemed a good bloke, yet very very busy. I was hoping he'd have great attention to detail. As the building has just commenced, he seems to have booked everything in advance, and everything is happening extremely fast, which is great. Yet he doesn't seem to be on site all that much (couple of times a week briefly). So it looks like the quality of work at this stage is very much dependant on the tradesmen, more so than Supervisor. I get a feeling that if the tradies happen to be competent, they make a supervisor look good. But if they are not, God help you, as most Supervisors probably will not pay any where near as much attention to your site as you would yourself. Your site supervisor coodinates everything and monitors performance and quality - he has the frontline responsibility to deliver your new home to you on time. If he is missing or just no damn good then everything goes slow and things start to go wrong. He is paid fairly well for this. The sub-contract. trades are paid by volume of work so generally they are not interested in detail and will cut corners if nobody is watching. You supervisor is your friend. But if he leaves the company then it should be fairly easy if another one takes over who knows the area and knows the trades. Otherwise watch out! Literally... Keep an eye on things. Watch the timeline, watch the quality. Our home had 3 changes of supervisor and went OK - we just needed to prod things along. Good luck. Thanks Ed If I write "I" please read "We"! Be good. Re: Our Site Supervisor has QUIT! 8Jun 13, 2007 10:59 pm Haven't start mine yet, but heard that most supervisors are quite forgetful and you have to keep reminding them things. Imagine how many construction sites they have to manage! If he/she forgotten to order or arrange something on time/correctly, it could cause major delays.
Hope your old supervisor had a proper handover with the new one! I got a long list of things prepared for my construction already: notebook/diary to record the weather, all communications to builders, all problems notified, camera to take photo, ...etc. Plus, we are going to find a private inspector to check everything before each payment, that would help too.
