You'd hope it isn't an increase like that across the board. Shall be interesting to see what the prices are like late this year and early next year. Do you guys know how long the tender is valid for? One thing too Jess why did you decide on a smaller plan? I'm sure you would have been very tempted to go a little bigger.. especially given the way they lay out their prices.. just another 5-10 grand for an extra 5 or so squares.. etc. Did you price some of the bigger plans? I am interested in your thoughts as I don't need a big house either but they're so tempting. (To be perfectly honestly I would probably be happy living just in bedroom 1 & 4). //Edit I should note that I started out with the Hamilton 278 and have since downsized to the Brampton 223 so I have made some downwards progress there. Re: Coral Homes Upgrade Cost $$, Bathroom, Louvers, Sound Proof 23Sep 14, 2009 10:38 pm ok, i chose a smaller plan for a few reasons - 1. single mother, 1 child - so i did not require (or see myself requiring anytime soon) any more than three bedrooms etc 2. first home buyer - if i'm going to make it in this market, it was important to keep the debt down, as the first few years is where first home buyers find themselves in sticky situations... 3. i originally started of looking at an even smaller plan (the brampton 163) as i had a contract on a block that was $17,000.00 more expensive in an estate down the road (thus i was spending more on the land and had less to spend on the house), however the val for this block came in $12,000.00 low, and i was able to pull the contract. By then I had decided the brampton suited my needs but needed some tweaking - i really wanted a galley kitchen (preferably with c/s benchtops ) and i was desperate for a proper laundry. So I chose the smallest brampton with a laundry, and my mummy the draftsperson (she really is ) helped me modify the plan to better suit my current and future needs, scrap the 4th bed and create the media/rumpus room I then went looking for a block to suit the brampton 186, and found a perfect corner block - as you can see from the site plan the brampton fits this block perfectly Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 4. my corner block has to have min 1.5m setback on one side and i was able to get a relaxation on the other side and have a setback of 4m on the side frontage - however due to the very slopey slope on the corner frontage it would have been impossible to fit a wider house on this block anyway - the 13.89m width that i have is probably the most i could reasonably fit anyway...so that was that 5. i would rather have a slightly smaller house with more fancy stuff etc - if i had chosen a larger house i may not have been able to squeeze the c/s benchtops, the alfresco, the upgraded front door, laundry cabinetry and the coffered ceiling into my budget so for me it was important to make the most of the space i did have... 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Coral Homes Upgrade Cost $$, Bathroom, Louvers, Sound Proof 24Sep 15, 2009 10:34 am The other options to consider is the time you expect to be in the house. If you think you're going to be there for a while, you may choose to spend your moolah on the "infrastructure" (for want of a better word) rather than the cosmetic stuff. IE - you may chose to raise your ceiling height rather than go for CS bench tops. You can come back to the bench tops relatively easily, the ceiling - not so much. Really the only window where you might see a neighbor is for bedroom 2/your media room. And even then you probably wouldn't see them because of the fence and shrubby you could put there not that'd have your curtains open often while watching tv/movies. All your other windows are facing your largest portion of land too so wherever you walk you'll be able to admire your landscaping (or watch your little one playing). Pretty much exactly why I like the plan too. I'm a private person so I hate having windows facing neighbors.. they're useless I'd just close the curtains. Mmmm.. looking at your plan though you know that line with the black bullet points in it? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Is that the fence? You could probably move it to the end of the garage and have a gate and a little path from it to the entrance that ways you could have even more privacy for your bathroom and bedroom 2. And if you don't want people opening your gate to "knock on your door" you could have a wireless (or wired) doorbell on the outside gate. Proper laundry though hay.. mmm.. yes I suppose I do have to wash my own clothes.. I haven't even considered that. I suppose the laundry is a good place to store stuff too. Stuff that you don't want guests to see.. cleaning products.. dirty clothes.. muddy shoes! The location of the laundry in the brampton also means you can take off your dirty shoes without soiling your tiles/vinyl/carpet. Anyways thanks for your response certainly good food for thought there. I was also thinking a smaller house would mean you would spend less on flooring, roofing, insulation, paint, site costs which should lower the overall cost a bit more too. But yeah good point there too LostCause.. if you're looking at living there for quite some time too you also have to look at the long-term value of your upgrades. For instance upgrading to better quality, more stain resistant carpet. Although you can change it later on it'd probably cost you more in the long run. Upgrading the carpet is a good idea - I upgraded to silver range and found a carpet I was happy with that didn't blow the budget, and the platinum range has some really nice carpets in - if you're interested in having a look at corals ranges before you put some money down, maybe take a trip to the coomera display? They have a colour room there, and the hamilton on display also has the galley kitchen on display (this is the only display with the galley kitchen so definitely worth a look). Even so just a few dense shrubs will do a good job of providing privacy. If you want to go with natives (which I would recommened as they will be a lot easier to grow) I would suggest this site: http://www.qld.greeningaustralia.org.au/GAQOTSASP/ You can use the plant search to find all the natives you'll ever need. It tells you whether the roots are invasive, what type of soil the trees like, how high they grow, most of them have pictures and they tell you whether birds/butterflies like them. But yeah I intend to get all of my flooring after the handover (providing the bank will allow me to). I can take all the time in the world to move in so I think it'll give me heaps of time to shop around to find just the right floor. Though I'll get a couple of quotes beforehand to see how competitive coral's pricing is. I'll definately check out their colour room. It'll be interesting to see what their standard range is and if I like them. My trees have been cleared too I haven't got any pictures yet as it was too dark. But it certainly looks different.. still messy.. but its getting there. I still don't have a view.. my neighbors palm-tree is in the way oh well I wasn't expecting much with a single storey anyways.
