We've finished going through most of the administration stuff and signed our contract 2 weeks ago. Now we're just finalising some minor post contract variations. Our experience so far with PD hasn't exactly been the best, although it is our first home so we don't have anything else to compare it to. We feel their level of customer service could do with a major improvement. However we love the house so in the end it'll be worth it. We made a few structural changes (that apparently PD don't usually do so I don't know how we got away with it) to the house plan such as extending the living room/meals area out a little. Could you suggest what/how much did you extend the family and meal are and how much it cost. Our lot is 612sqm, so we can extend it sideways. Please let me know, i like the idea, we are building in Sierra, Cranbourne north, how about you? we are planning to extend the garage about 2metre. what about your roof and external wall insulation? i hv proposed the for R4.0 and R1.5. did you upgrade tile , double glazed window or any extra things? We're building in Arena at Officer, but we actually went through the Porter Davis sales person at Sierra. We extended the L shaped wall between the meals & living area. We pushed them both back to form a big square for the kitchen/meals/living area. It cost us just under $6,000 to do this, but it really opens up the whole area. We wanted more of an open feel to the house, particularly because the meals area as it stands only comfortably fits a 6 seater dining table. With regards to the insulation, we left the roof as what the Distinction Promotion offers (R2.5). We didn't bother upgrading because roof insulation can be changed later after the house has been completed (and a lot cheaper to do it this way). We put in R2.0 insulation batts to the external walls (approx $1001) and approx $500 for R2.5 soundscreen to the internal walls surrounding the theatre. We were considering getting R2.5 for the external walls but we were told by an insulation company that the foil surround that they put on the house (as standard) adds another R0.5 rating, so all up we've got R2.5 anyway. We also upgraded several things at Hopetoun Interiors & National Tiles just because we didn't like some of the standard inclusions available. What stage are you at with your house? Make sure you're aware of what's included as standard with the house and what is an upgrade, coz a lot of things at the display house are upgrades. Do you have alfresco in your design I have added Alfresco on that L shape corner cost around the same price. Now what i m thinking , i can do same like you and then add Alfresco in the L shape corner between Rumpus and Family&Meal area? It will cost more money. I have been to Hopetoun today, I couldn't find better Entrance door in there. Color choosing was difficult, but my final appointment is in November. Thanks for the insulation information, i will then add R2.0 for external walls, i will just add R4.0 on the roof if it is not more that $1000 Are you having double glazed glass to external windows? Have you received you Soil test yet? i m waiting for it. I am adding water and electric point on the roof for evaporative cooling system in future. Our contract sign up is in first week of December, I hv missed out 32k grant due to porter davis and hopetoun is booked out til 30 Sept. Did you find any Landscaper, Driveway or Fencing guys yet? if you hv any good guys please let us know, i want to work on than beforehand I will let you know once i know how we are going. Originally we were going to do what you've said; get the extension to the meals/family area and then the alfresco where the rumpus room is, but when we got our site costs they were about 12k more than we expected, so we took out the alfresco. Our block of land has quite a bit of fall which is why our site costs were so high. No we're not getting double glazed glass, just the upgrade to the insulation. We haven't found any landscapers or anyone for the driveway yet. And our fence is being put up by our estate (although we have to pay for it). Good luck with it all! Thanks and I hope everything goes well for you. the camberwell is around 24.5 meters long add the measurement of your easement that gives you a combined length of 27.5 meters & if you need a 5 meter set back then you have a length of 32.5 i think the salesman is right & even if they could build it i would hate to imagine the site cost for them to build right on the easement not to mention that you would only have 3 meters of back yard cheers rocket Re: PD Camberwell 29 13Jan 07, 2010 9:59 pm thx for the reply. I have scoured through the land contract and it says the min setback in the front is 4mtrs. so according to my calculations it will just fit. Yes i know i'll have no back yard ![]() Re: PD Camberwell 29 14Jan 08, 2010 6:50 am You may have to consider garage setbacks too - often there's a requirement for the garage to be set back a certain distance behind the facade. The Camberwell looks as though it has about a metre difference though, which ought to be OK. There may be some other reason why the house won't fit (corner block? some restrictive covenant?). Salespeople are usually very keen to make a sale and will do whatever's within their power to help you. Our PD guy got our house modified to fit our block, trimming 800mm off the length and adding an equivalent amount to the side. The design you've chosen might not allow that though. Re: PD Camberwell 29 16Jan 08, 2010 9:13 am Keep pushing... we built the Heywood 29 (same shell as camberwell) and they knocked off 900mm so it would fit in our block(31.5). This was because of the great work by our sales rep who whent in to bat for us with one of PD draftmen to see how it could be done. Where are you building if you don't mind me asking? I am building in Lyndarum Epping. I think something isn't quite right. When i suggested the Camberwell 26, the salesperson said to NO to that one too. I'm certain the setback requirement is only 3m at the back and 4m at the front, so that should leave me just enough room. Am going to see someone else to sought it out.
