In regards to cost, it will depend on which house your are building. For our Charlton it was going to be just under $6k for crappy laminated flooring through out the house and really crappy builders bog carpet in the bed rooms. The laminated flooring you can get at F***es for about $20 a metre. We were not impressed by the quality, we worked out we could get better quality stuff and have it installed ourselves for pretty much the same price. It just depends on what you are happy with, and your budget. TBH it did not seem to be much of a promotion. Building a H3nl3y Charleton- its a home, not a house. We've a 22sq house (17sq liveable) and have allocated 9k for flooring.. hmm maybe have to spend some more for actual wood.. I'm considering installing myself and found a click lock version on ebay for $59/m2, they're based in Mordialloc and also offer installation in Melb. How have you found the bamboo in everyday use? Is it hard wearing, warm underfoot, any warping or issues with spills? We saw a display home that had strand woven bamboo installed but every board was bowed at the edges(looked like ripples on a lake) I asked what happened and they said it was caused by water damage...........I should have asked how much water caused it, but didn't think of it at the time, and I'm just wondering if it could have been caused by someone mopping the floor? Sorry to the OP for going a tad off topic, we just had our first sitting with Henley in Mernda today to get the ball rolling on the Empire It's taken us about a year of looking, firstly at existing homes until we decided to go new, found a great 800m2 block adjoining a reserve(we have 3 primary school kids) in Burnside Heights(settled a month ago), months of pouring over tones of plans, speaking to custom builders, and trudging through display homes, to finally settling on a plan......... I also pulled the offer from my tender after sighting the awful offerring from H3nley as far as flooring went. The carpet was hideous and the the laminate was very sub quality for just under six grand. I am also building the charleton. What type of boards did you end up going with and if you don't mind my asking what sort of price can I expect? I havent had a chance to shop for timber floors yet. I didn't pay the 6k though, we negotiated it for free. So i don't mind if the quality isn't perfect, we can always change it in a few years time when we actually have some money! Your homes 22sq same as mine, i'd be doing everywhere cept the bedrooms/bathroom/laundry. I think its single strip, cant remember though. Total for that was just under $6000. Our carpets including underlay and installation was about $3000. We chose pretty premium stuff too. What else is everyone looking at for floors? We tried to negotiate it for free too thinking we would just replace it in a couple of years but our tender presenter wouldn't budge. That's why I wasn't too fussed if the Henley flooring option wasn't 'all my heart's desire'. I've got time to save up for some speccie floors now! Laminate flooring is strong abrasion resistive, while engineered wood flooring offers better foot feel.
Re: Henley Flooring Promotion 14Jan 22, 2010 3:50 pm hmmm I'm no expert but I thought laminate flooring and engineered floorboards mean the same thing, i.e. man-made/fabricated timber-look on the top-most layer? I have spotted gum floorboards for the common areas bar wet areas and carpets for all rooms. Paid $120 per sq meter for spotted gum floorboards with underlay installed. Love the exotic colours and the high janka index for spotted gum. Hi, If you give a set of criteria as to what means 'good' to you, it'll give others prompts to respond. We considered Henley early on but there were two factors that… 1 10509 1000000% definitely add insulation. I have in my home and it makes a big difference minimising sound transfer. Insulation is pretty cheap and definitely worth it 2 6191 Engineering timber is certainly a less fuss option, times cheaper to supply and install and better withstands humidity. 1 15909 |
