If your not already aware, some of Formulas current floorplans like Port Douglas and Daintree.. were bought off from Marshall Baker Homes. The display homes were bought too.. not sure if the whole company was bought.. But I find some of their designs too cheap... by that I mean Id be scared about the quality and inclusions as some of the double storeys are so cheap.. About to sign contract, just had our tender a few weeks ago. We chose the Villa 24, small double story more of a townhouse. We chose them because they were 'cheap' for the size and inclusions etc. After we added any extras we needed/wanted like stone benches, extra tiling, alfresco etc it still worked out cheaper than a major builder. The reason for such a good price point are simple things like some houses have FC sheeting over windows in single story or to rear upstairs walls etc. But you can change it to complete brick and its still reasonably priced. They have two brand new displays in Point Cooks Featherbrook estate. You can see the quality there and its not bad at all. From what I have been told Formula homes has recently had a new owner/management take over and they have been working out the wrinkles from the previous owners etc. So hopefully its smooth sailing. So far so good. NO EXPECTATIONS, NO DISAPPOINTMENTS! The tender was as id expected. Everything we had asked to add was there with an exact pricing. Usually any questions I have had have ben answered without to much delay, maybe a few days. I am building a double-storey with Formula Homes (the St Lucia 32) in Greenvale and my site costs amount to around $25,000 which I was happy with because of my block. Of course I checked around with the other major builders to see what my site costs were going to be, and they were all roughly at what I paid or in excess. My block has just above 2 meters of fall across the building envelope. My soil report came back with an M-class rating and H class reinforcement has been added to the site costs too. On top of this includes cut & fill, Retaining walls, Agi-drains and silt pits. Formula Homes advised me prior to this that it may work out a few thousand dollars cheaper to have strip-footing instead of cut & fill, but i decided against this anyway. I recently spoke to my site supervisor and asked what the deal was with ‘extra scaffolding’ and the Council Requirements of Termite Treatment, Crossing permit and Timber crossing for driveway , and Stormwater Prevention. He told me that some client’s houses (double-storeys) have increased height because they have decided not to cut & fill the block, therefore they have additional height because of the strip-footings (stumps). The Builder generally allows a scaffolding height to the standard height from a M-class slab. When the height increases then additional costs are charged to the client due to their site conditions. The Council Requirements (Hume) can’t be avoided because they are pursuant to local laws and the local council’s building and work codes of practice. As for the temporary fencing... i thought that was pretty self-explanatory! So Gemmaandlilly I hope that James66 didn't persuade you differently, because as far as I can see Formula Homes have been great - a fantastic product at a fantastic price. The St Lucia looked great too! Great value for money and good standard specs (rather than the other builders crappy ‘standards’) Building in Berwick, got 1 meter of fall, the tender was pretty much the same as the salespersons estimate, also checked with Simonds & Porter Davis about site costs – was about the same anyway Mattydals – you said you were going to build the Daintree 30 and I have seen that you ended up building the ‘Carinya’ from Henley? What happened? The GFC effect you more than others? Mate they are chalk and cheese – what were you thinking?!?!? Miranda. I asked for my house to not bury as we have some falling land in Doreen. Checkin with PD and Metcn all say too much fall for slab. Say must have stumps and they not want stumps. Formula quoted me on stumps ..over 40K. So I say toomuch and then start with small builder. He say 30K ..but the house crap and total way too much for same size as Formula 2 storey. Oh..cannot build single storey same size as fall too much In the end wife say go with better plan and overall cost much better after adding stone , high ceiling, good appliances etc. james66, you have fall, no ? So far so good but advised to meet up in person to discuss it face to face. I am meeting up with the enginner next week and hope for good discussion and results. Will keep you all posted then.
