Browse Forums Building A New House 1 Sep 08, 2009 2:20 pm We've been given the first copy of our final house plans to look over and check everything is fine - I was hoping to get some advice as to what we should be looking out for when looking them over. Any tips and/or hints? (Note- Pre-start has not been done yet, so electrical plans are not included in this.) Also, here is what our house plans look like. What do you think of the layout? Keeping in mind that we've already signed PPA so major structural changes are not allowed, but as mentioned we're not at Pre-Start yet so want to know if anyone has any good suggestions for changes that we might want to make. My only comments, if it were my house, are: I'd add a vanity in the Bath room (I realise there's one on the Pdr area, but one actually in the bathroom would be handy, I think). The ensuite I'd rearrange slightly, putting a smaller shower where the vanity now sits, and putting 2 smaller vanities, one on each side of the window. Perhaps the room isn't big enough for 2, but I'd certainly want the vanity next to the window. I, personally, would put doors on all four WIR's to reduce insects getting into my clothes. I was thinking about having one put in the master bedroom, but where should it go- between the WIR ad the ensuite? Or between the bedroom and the WIR? Hmmm... and what sort of door, sliding? I also like your idea about a vanity in the bathroom, I guess it would be good to have somewhere to store all those shower items you don't have out all the time... will have to look at the plans to see if there is room. Thanks for your ideas for the MB ansuite too, but we'll definitely be keeping the double shower there- it was one of our requirements, no more dodging around each other to try and get the best water flow! Re: Final House Plan advice - what do you think? 5Sep 08, 2009 3:28 pm As suggested before, I would seriously look at reconfiguring the laundry/wc/bathroom area. To me vanities should always be in bathrooms, for privacy reasons alone. You may also find that when you walk into the bathroom, there isn't much space behind the door. Opening up that area would be nice. I would put a door between the bedroom and the WIR. WIR's always seem to accumulate more and more stuff over the years, and doors are a nice way to clean it up I would also check the fridge cavity you have. If it's a standard 600mm deep, your fridge may end up sticking out a little and look odd next to the pantry. One thing that niggled at me... your loo doors open inward... it's generally recommended that they open outward, just so that if someone passes out in there, you can still open the door easily to help. I can't see how you could change that in your plans though, unless you could get sliding doors. It's a requirement that if they do the door is fitted with lift off hinges, so if somebody does pass out on the dunny, you can get to them. Grr structural changes not allowed ey.. a door is ok, but I was gonna suggest opening up the main bathroom. See what you can do with it anyway. Re: Final House Plan advice - what do you think? 10Sep 08, 2009 4:35 pm Thanks Candylea, we did ask about getting a door from the Garage out the back but when it was costed it put us over budget (wasn't a huge cost, but it was the straw that broke the camels back if you know what I mean?). That said, we have cut some costs since then, so we may be able to ask to have this done again, but only if we want other structural stuff done cos I think there is a charge for structrual changes after the PPA is signed. I do remember you saying you work there and I have been following your thread with interest- can't wait to see it once the structural building starts! Will keep you up-to-date as we go too. Re: Final House Plan advice - what do you think? 11Sep 08, 2009 4:59 pm One thing I like to have is a cupboard somewhere near the entry for shoes, coats etc. If it were my house, I would put a door between the bedroom 1 and WIR, and then make the right hand side of the WIR into just a shelf+rail rather than a "walk-in" section. This effectively makes that side of the WIR narrower, allowing you to take the rest of the space for a closet/cupboard that opens into the entry hallway. It's not like you get out the shower and need to wash your hands. I would use one vanity for the WC, so guests can wash their hands without walking into the bathroom (it would be nice to introduce a basin/vainty into the WC room). The other vanity would be for bathroom use. It's not that you wash your hands after a shower, but how many times are you fully dressed before brushing your teeth, shaving, spraying deodorant, etc. I wouldn't be too comfortable doing that standing in a towel in the middle of a hallway if I was a guest in the house. I am guessing if you had older children it probably wouldn't work too well either. This is why I believe a vanity should always be included in a bathroom. Re: Final House Plan advice - what do you think? 17Sep 08, 2009 7:54 pm I know from other threads that Mcbecks is building in SA - this topic of bathroom vanities has come up on this forum before, these 3 way bathrooms with the shower/bath in one room and the vanity in an alcove so the bathroom and toilet share it are very common in new houses in SA and have been for at least 10 - 15 years.
