Browse Forums Building A New House 1 Sep 08, 2009 1:35 pm Hi there we're about to sign with our builder and have just got the brochure plans to look over before we sign. Its a custom design, mainly an amalgamation of a few that I liked. I have a couple of issues that I'll be bringing up with our consultant, mainly the shower door in the ensuite. We may need a corner one, all though I don't really like them, does anyone have any other suggestions. We'll be having 9 foot ceilings and the linen in the hallway and laundry have been omitted to save money (they wanted $5000 to fit them out). We'll be using BED 2 as the computer room. Aspect is south facing. I'd delete the bath in the ensuite and put your shower on one side of the vanity and toilet on the other. You could fit a nice big shower in that way. I think of how many times I have a bath (about once a month. Note: I do shower instead!) and I reckon I'd be cool with using the bath in the main bathroom on those occasions. If you're a casual bather too, that could be your solution. Re: Floor Plan Opinions please 3Sep 08, 2009 2:20 pm If it were my house I'd totally rearrange the ensuite: Ditch the bath (as long as you have one in the house - they rarely get used these days), put the toilet in its own room (easily done), and put 2 smaller vanities - one on either side of the window, so they both get plenty of light. The lounge looks a strange shape, but I guess you have something in mind there. Apart from that, looks very nice. Perhaps you could put your vanity next to your toilet and have one of those open showers that sits right next to your bath? (Of course I can't find a picture of one now I need it!) It would bug me to have the walls either side of the lounge niche different lengths - I would want the niche centered. (although do I need a walk in pantry or should I change it to a standard flat pantry and not have niche in front lounge?) Also I want more space on both sides of oven and island extended to make the whole area a bit more symmetrical. The ensuite is doing my head in, the idea of the private bath is appealing but obviously have to be practical and have already taken it out to eaves get more room. I could make the robes smaller and have standard slides and use extra room in the ensuite which would mean I could have the current layout but with the required room in front of shower to open door correctly. I've seen it in a display, I'll have to go measure it and see what they've got. Re: Floor Plan Opinions please 6Sep 08, 2009 4:33 pm We sacrificed a bath and have chosen a double shower in our new house's ensuite for some luxury that we will use. (I love the idea of a long luxurious bath but rarely actually have one.) I would never sacrifice a WIR for a bath and I don't even have many clothes! That said, we currently have a rounded corner shower with 1000mm base. It sits right next to a semi-recessed vanity unit and the door opens without hitting the basin, and there is heaps of room inside the shower. The vanity unit isn't as narrow as the picture suggests - there is heaps of benchtop for lotions and potions. I think it is a great plan. You mentioned a Walk in Pantry and also that you wanted to make the walls either side of the niche in the front lounge room the same size... What if you brought the garage forward (a little closer to the street) and had a MASSIVE walk in pantry that went right to the dining room wall?? you may lose a little of the room of the dining room but it looks like a good size to start off with. Have the shower door open towards the bath and have the toilet face the bedroom. You might need to steal 15cm from the wir. I would keep the bath and add spa jets...much more luxurious.
