PICS 24Oct 27, 2009 6:40 pm Hi Hels You know what......after all my reading at homeone...I was prepared for stuff ups...and bad workmanship....esp after reading Liana's windsor nightmare. I swear...if I had read her blog when we were house hunting.....I would have steered clear of PD. But we have been blessed. So far.....to our untrained eyes...the quality of the workmanship has been great. Our independant inspector still hasn't been through the inside...so we'll see what he says about walls, paint job, tiling etc. We went to the house early this morning to meet with the tiler. Since last friday....all the electrical fit out have been done, cables and wires moved as we requested, showers and spa hob have been waterproofed. Paint job 95% done and they've started tiling two ensuite floors already. The tiler boss man said that tiling will be done by Friday ....can't wait to see the tiles down. We took some pics this morning....will post later on after dinner. I'm very pleased with the selection and am so in love with the rectangular porcelain floor tiles which will be downstairs. Rest of the house is carpet. We're hoping to be in around middle of december. That is when our SS is expecting settlement. Obviously they would like to do handover before they close down for 4 weeks over Christmas...actually our SS will be away until end of January. There's really not much more that needs to be done...touch ups, fix ups, tapware, door handles, wardrobe/cupboard/ butler's pantry fit outs (all materials were already delivered and due to start next week), balcony balustrade, garage doors etc. Then PD will do their inspections - internal inspection with the area manager, valuation, quality assurance etc...then I guess it will be our turn to bring in Big Kev to do the pre-handover inspection. Cross fingers that we can be in by Christmas. We've decided to put our current house on the market in the new year....christmas and new year will be very miserable if we're homeless.....we probably can't even book out a caravan park...and I don't fancy living out of a removalist truck parked on the side of the freeway...hehehe Jido - sorry ...not in Tarniet. Ok....the last lot of photos I posted were taken on tuesday...and this new batch taken yesterday...saturday. So just 4 days of work and look what they've done! Now that the tiles are in....I love them. Now the fini blonde laminex top looks great. When the room was untiled.....the fini blonde colour just looked odd and out of place. Now it looks fantastic. The ceiling crack is right near the manhole....and the cornice crack is about 2 metres away. The splashback looks good too, it's nice to see it all come together so well. Shame about the few cracks etc but I expect they will fix it all up well so you won't notice. Outside of the house has been rendered and we now have our balcony railings....and garage doors!! I'm not sure about your handrail, but I think your pantry shelf may be too high. The top one looks about right, but the lower one seems a bit high. This is a pic of mine without the bench, it will sit above where the rail thing is. I need to take a measurement of it though. It's supposed to be 450mm but if it is 600mm I might just leave it as that is the height of the first shelf in our current house and the blender which we use about 3 times a day fits under there nicely. Hels, I will speak to our indepedant inspector on monday about our handrail. Our inspection is on then. The handrail is already at it's 'finished' state as it is supposed to be stained. it has a really rough feel to it...so I hope that the independant inspector will agree that it could do with a sand and maybe an invisible wax fill to the crack and then another coat of clear varnish. We stopped by the house last night and the carpets are in. Painters have painted the front door and a few more touch ups....but have yet to finish the alfresco beams. The wall colour is Wattyl white pepper and we've used right through out the house. I'm not sure about the water proofing. It was just done that way ...and I didn't think much of it because that's how high the tiles go. Re the dumper: I love ours, it's a great shower to stand under. The only downside is that it's quite difficult to rinse shampoo out of your hair, takes AGES. If I'd known, I'd still have had it, but would have added a handheld shower as well. Oh well..... Re: PD Brookvale 45 ...Crack in staircase handrail..opinions? 39Dec 12, 2009 6:07 pm Well...no PCI and no handover for us. Our SS tried to pass off last Monday's inspection by Big Kev as the PCI. But Big Kev said that if he was representing us for the PCI...then the SS should have stayed. All so confusing. I was worried because if it was PCI...then I didn't have dots....SS said that Big Kev should have dots but when Big Kev arrived....he said no...he wasn't doing PCI as such and only had a few dots with him. Big Kev got the report to us by Wednesday morning and there was quite a list. Not a lot but little issues like mortar blow outs, bricks needing to be cleaned, acid staining on mortar, acid staining of wooden bifold doors, scratched windows that needed replacing, more roof insulation needed, broken roof tile, toilets not fixed on properlyetc etc So I sent the report off to our CSC and SS and told them that if we can't settle on the 16th or 17th Dec, then we will just settle mid Jan. We're not in a rush and we don't want to accept a house that's not finished. We understand that the rectification works involve a lot of different tradies...and while they can finish it all in a week, we're just letting them know that if it can't be done by then....then they should take their time because I won't settle in the week of christmas. Why? Because my floor tiles, wall tiles and shower screens need to be sealed and the guy can only fit us in on the 18th Dec or not till early Jan. That's the case with the other jobs we need done as well. So yesterday our SS rang to say he was at the house and had only just gone through the report, and that it was quite a lot of work and that we needed to talk about it....so he wants to schedule a formal PCI next tuesday and then he had the nerve to tell us that if I wanted to settle next week then he needs to order the appliances. Why do they not get it?? I don't want to settle if the house isn't finished!! SS said that PD would like to settle before christmas because they don't like leaving the house alone over the christmas break...if anything happens...then they're liable....so they'd rather handover to the new owners. Of course that's what they want to do. But if they really wanted to hand over before Christmas....then you should have done things properly....you shouldn't try to get away from doing PCI, you should go through the report promptly, you should not expect to handover a house that is not finished to display house quality so that it's not your problem over Christmas. I was seriously annoyed Now that we know we're not moving till mid Jan....I can now relax and enjoy Christmas and New Year. Do you think we're unreasonable???
