Browse Forums Building A New House 1 Sep 07, 2009 8:05 pm Last Friday the Carpenters started on site (4 men), they came back at Saterday (3 men) for 6 hours and today again (5 men) from 7 Am until Sunset and they are almost done. The frame is up, the windows and SLD are in en it starts to look like a house. Tomorrow the Frame inspection has been scheduled and also the gutters and Fascia, that were delivered today, will be done. Hopefully the Roof Tiles will be delivered also so that they can go up from Wednesday. I contacted the assigned Bricky to ask a quote for Off White Mortar and he will call me back as soon as he is able to look at the plan. We haven't got time to go to the Gold Coast to pick the Granite slab and might have to do that on Thursday. The house goes up that quickly that we feel that the kitchen and everything else will be in before we know it. I rang the Granite importer a couple of weeks ago but they can't hold the slab for more than 2 weeks max. so there is no use in coming in too early in the building proces. http://i572.photobucket.com/albums/ss166/annelies888/DSCF9293.jpg Re: CORAL's Hayman 310- frame is up and windows are in. 2Sep 07, 2009 9:15 pm looking good annelies - the windows look awesome!! 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: CORAL's Hayman 310- frame is up and windows are in. 3Sep 19, 2009 9:54 am Thanks Jess. Not much continuity in this thread though. We are exhausted after days of Insulating and Cabling and today is the first day that we can lean back a bit and be happy with our work. Also we are really happy with how the build goes and the communication with our SS and the contractors. Living On Site is a real advantage and we find the men that work on hour house very approachable. Last night we finished the insulation and all internal and external walls are insulated now with 1.5 R Acoustic batts. The batts happen to stay in position without any straps. Yeah . We tend to keep the windows and doors closed though because there is a storm predicted and we don't want them to fly out again. The plasterers were expected to start the ceiling and walls last Friday but will come in Monday now, together with the Brickies. This will give us some more time to run through everything we have done so far. We gave the Sparky the job to do the wiring for the Under Tile Heating (280) but they don't do the wire to the thermostat, so hubby has to find a solution to bring them up in the walls. The first bricky is already on site as we speak, shifting big piles of brick around so that the bricklaying will start smoothly on Monday and he reckons that it will take 4 days. A big pile of bright white sand will be delivered this weekend after we accepted a quote for Off White Mortar for $560 from our Bricky. A couple of minutes ago two guys arrived in order to shift the 6 meter long plasterboards from the garage to the Lounge/Dining area. Probably the first delivery man did not want to put them there after discovering that you can't get long items through Garage and Activity to the rest of the house. Dwarf and Feature walls are in the way. So all the boards had to go back on the truck and then in via the SLD of the Meals. I hope that the Insulation is still in place after they have finished. Thursday the 10th we went to Brissy to pick our Blue Pearl Granite slab only to discover that none of the slabs in storage resembled our sample in the slightest. Too Silvery, too Blue, too light in general with blurring deposits instead of sharply edged ones. BIG disappointment. As we did not want to pay $6000 for a slab we did'nt like we had to pick another type of Granite en went for Emerald Pearl. More Black and Gold with sharply edged bright Blue deposits. We immediately put our name on the slabs and back home we checked the new sample with our Laminate choice, Stipple Seal. Luckily it goes well together So the rest of the planning is (as far as we now) Bricklaying and plastering next week. Sealing wet areas around the 28th and then it is our turn again wit putting in the Under Tile Heating before the Tilers arrive. The stuff gives us headaches but hopefully we'll get it in properly Re: CORAL's Hayman 310- we have a ceiling and walls !! 4Sep 22, 2009 8:04 pm It was a hot day today, debry from the skip is flying everywhere in the strong wind and big dust clouds are wirling around the house, but ...... we are HAPPY!! Today a crew of 11 men battled the heat and humidity and at the end of the day the ceiling is in, the walls are up and 3 guys are finishing the plasterboard off. They were very willing to make holes in the plasterboard and pull our loudspeaker- Ethernet and HDMI cable through so the only thing we have to do is to add the plates. We had expected some problems with the Insulation batts which we hadn't strapped, but they are all behind the wall now. Also on three sides of the house the bricks are up to the eaves and tomorrow the Brickies will start in the bay window area. The sealing of the wet areas is scheduled for the coming Monday and a couple of days after that we are allowed to put in the Under Tile Heating. We can't wait to hear the rest of the planning. Coral's Hayman 310 - is taking shape 5Sep 24, 2009 9:21 pm The plasterers did their bit today and are done now. We got some delay because not enough bricks has been delivered so the brickies will be back next week. The Sparky came and was able to pull the 240 V back from behind the plasterboard. We had a little bit more trouble to find our data-cable back, especially the loudspeaker cable as we didn't use any brackets to support them, but at the end of the day they were all there. Next week the tiler will start together with the carpenters. The kitchen will be placed next week and around 8/10 the granite Bench Top will be delivered. EXCITING!! Our SS reckons that we might be in in 5 weeks time !! http://i572.photobucket.com/albums/ss166/annelies888/InsulatedLoungeDining.jpg http://i572.photobucket.com/albums/ss166/annelies888/DSCF9851.jpg Re: CORAL's Hayman 310- frame is up and windows are in. 6Sep 24, 2009 10:38 pm looks great annelies!!!! you're flying - i can't wait to see your benchtop, it will be bootiful!! how are you feeling about the barramundi roof tiles? 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: CORAL's Hayman 310- frame is up and windows are in. 7Sep 25, 2009 7:40 pm Me neither, Jess. I hope the Emerald Pearl will look good. Only one week to go from Tuesday and we'll know!! When it is in we immediately have to organise the glass splashback and still NO IDEA OF THE COLOUR Yeah, we are happy with the Barramundi although the Deep Ocean is not doing much for it at the moment. It might change whith the Garage and Front Door in the same colour. But still think it is the best we could do and must say that a bright blue roof might have been too much for our rural block anyway. Might scare the kangeroos I'll have a little read on your thread now and see how you are going, Jess. Re: CORAL's Hayman 310- about 4 weeks to go and we are IN. 8Oct 08, 2009 6:19 am Today the granite for the kitchen will arrive. I am excited and working hard to find a suitable colour for the kitchen splashback. We have been to several paint shops and might go for the metallic paint COBALT NEON, one of the DUSK colours of the EVIC GROUP. It seems to lift the blue in the Emerald Pearl quite a bit in daylight. Not sure what it is going to look like in arteficial light. Hubby would like to have more sparkle then offered in this paint, though, and the people of the paint shop offered to apply a highlighter to the glass. Not sure what that is going to do. A sample would costs $38 and almost takes a full week to produce and we have to decide tomorrow, I'm afraid Anyway, that is just a little headache in an otherwise very smooth build. We are excited about the quality delivered by everybody so far. The house looks splendid and the Tiler and Painter are making it look even better as we speak. Every morning around 6 they are on site and the tiler does not leave before 5 Pm. That is because the features in Bathroom and Toilet are very time consuming. He also gave us a very good quote (we think) for tiling the rest of the house (175M2 for $30/M2) so we might give him that job too. The Carpenter had been with us for more then 2 weeks, doing the Eaves and inside Woodwork and delivered such good and precise work that he was snatched away by the Painter to work on his new house. Next week Wednesday all the kitchen Appliances and shower screens will arrive, the Sparky will do the lights, Aircons, PPs, the Plumber will finish the connections inside and outside to the Water Tanks. Not sure about the weeks after that but it can't be much anymore. The house will probably be handed over at the first of November. We can't believe it, at the 21st of August there was nothing on the land and now there is an almost complete house sitting there. The neighbours keep telling us that they can't believe it either and it is the talk of this little rural community. Coral's Hayman 310- practical completion date 26/10 9Oct 22, 2009 6:24 am Bugger, our splashback is delayed because the paint has to come from Sydney and the glass guys were not that bright to tell the paint shop which paint we had choosen on the day or order. But the good news is that we know our estimated COMPLETION DATE 26/10 YEAH. And then 2 weeks to HAND OVER Re: CORAL's Hayman 310- frame is up and windows are in. 10Oct 22, 2009 4:41 pm Very exciting stuff, can't wait to see more photos. Bummer about the splashback, although i'm sure it will be worth the wait This is 100% true. You can not hang anything on steel frames. very frustrating 8 4595 This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this. As for the unscheduled site visits, most builders are quite… 1 28161 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13723 |
