One engineer we spoke with yesterday said that there is no point in just doing one lot of slab levels. They need to check the levels now and then come back again a few months down the track to check them again and see if there has been infact any movement! So, it seems to me that its more like an on going thing that allows them to check if there is constant movement in the slab, were it is coming from and what is causing it! I have to say they came and looked at our cracked bricks yesterday and it will be fixed maybe before Xmas so I was surprised when they said that. But ours is only cosmetic. We had the engineer come out and look at our slab when it was poured last year cause we had all those cracks kind of glad we did now with all of your issues. However, Im sure there would be something else. They would then probably say that its because we done our landscaping!!! My building inspector (who has experience with taking builders to court) says that a good argument is "I am not an expert - the builder is the expert." How could a new home owner possibly be expected to know that lack of landscaping could cause structural issues? M is the expert, and they should have known. Therefore the blame is with M. If they knew about the problem and didn't tell you, then it's their fault. If they didn't know about the problem, then it's their fault because they should have known. It sounds to me that your slab has heaved. This normally occurs when water pools beside a house, the ground was poorly compacted and numerous other reasons. You are not alone as we have gone through the same thing (all though we have not taken handover yet), until the decide to address all the issues we have and write into our structural guarantee that they will cover slab heaving due to their negligence. We have had nothing but dramas with this * company, because i pick up on all the defects and them not following building regulations. We had 30-40 defects at preplaster and also caught them screwing bottles into our stud cavities. If you need anymore advice on this matter or reference material just PM me or check out our blog.
