Also, we need to ensure that the site costs are already fixed in the contract so prevent surprises in the future! My contract allows for a 1.5 to 2m site fall which usually requires a retaining wall and AG drains. They weren't included in my site costs, and they're expensive. Also rocks can play havoc with your site costs. If it looks like you'll run into these things ask for fixed site costs including those items. In my experience the builders have them but don't offer them upfront. Gravity. Its the law. Now to my TWO concerns: 1.I would like to include clauses in the contract where the Builder finishes the construction on time without any deliberate delaying tactics.I am going through a small builder and not sure if he has the resourses to handle as he have quite a few contracts about the same time. 2.Also, the quality of the inclusions he has promised so that he does not resort to using substandard material.Can we include the brand names of the inclusions in the contract just to make things easy???Any other ideas to ?? Sometimes it is better to wait. I had a three week delay because the bricks delivered were cracked. If I didnt delay I would have a ******* looking house. I am currently waiting on the painter. I am sure my SS could get another person in, but this painter is the ones that do the display homes so I am happy to wait. Do check your contract has a penalty for going over build time...mine does not, from the forums its $250 a week. The inclusions are written in your selection book and the contract states that they can change them if they are not available. If you selections say ceaserstone etc he has to supply that unless it is discountinued. So yes make sure your selection book has all the product codes etc, but I dont think its necessary to add to the contract.
