Browse Forums Building A New House 1 Sep 06, 2009 3:44 am I bought a piece of land in Alamanda with 12.50m width. Was told by the sales that Bradford 21 could fit the land as the width of Bradford is 11.30m. On last tender meeting, the admin lady told me that I have to build my garage right on the boundary which gives the other side of the house 1.2m set back from the fence. My suggestion to them is that move the house 20cm to the other side, gives me 20cm boundary set back on the garage side and 1m set back on the other side, Carlisle accepted my idea and charged me $250 to put the gutter behide the garage (dont quite understand but agreed to pay). However, I read the Alamanda Design Guidelines today and realise that Alamanda requires 1 meter set back for each side of the house, plus the 11.30 meter, which means i need at least 13.50 to build the house. I am start to worry that Alamanda wont allow me to leave just 20cm and 1m set back. I am going to sign the contract on 9th, does anyone could give me some advice that how could i get through it? Re: help:Boundary Fencing set back requirement,Alamanda,Carlisle 2Sep 06, 2009 11:08 am Councils generally want the garage on the boundary rather than 20cm, as that becomes a haven for rats and is a fire hazard for debris and my council will not allow this. I would not sign anything until you check with your council, it seems silly to me to have a meter on each side. If I would you I would ring them, my council have been great on the phone, ask to speak to a planner. We are building on a 16m block with Carlisle (Riverton 30) we have a 200mm setout from the garage side boundry and 1.6m from the other side boundry. If I were you however I'd rather build the garage right on the side boundry - wish we had done this before we completed tender etc what is the purpose of having 20cm beside the garage other than a place for spiders to spin webs Re: help:Boundary Fencing set back requirement,Alamanda,Carlisle 4Sep 06, 2009 12:15 pm I agree with above. I think that you should put the garage on the boundary. The 200mm of space is not going to serve any other purpose than to collect rubbish, rats, spiders, etc... Hopefully my neighbours don't do this!!! You would be better off having usable space on the other side of the house. Carlisle told us we could only have the garage on the boundary or 1m between the garage and the fence. We asked for 0.9m I think (can't remember the purpose) but they wouldn't let us. I understand that build on the boundary will be good for the house, but where should I build the fence then. Will the neighbour complain? I will ring council on Monday to find out and might take you guys' advice. On alamanda guildline clause 11.0 Fencing, there is a diagram shows fence need set back 1 m from the building line. I went to the land yesterday, seems everything going quite well, road, lighpole, electrical cable, all seems been done. I m expecting the land will be settled soon.
