Browse Forums Building A New House 1 Sep 05, 2009 4:51 pm I am planning to buy a land (17* 35) and considering 4 BR with double garage.I would really appreciate if anyone can give suggestions/tips regarding the location of the rooms (Eg: Master room at the entrance or at the back )...location of kitchen,laundry and rumpus...I am aware that these depend of the individual lifestyle but I am sure there would be a few reasons as to why it's better to have a certain room in a certain area.Any advise is much appreciated . The only major criteria we had when starting to look at floorplans was that 1) the minor bedrooms are away from the master (for privacy) and 2) there is a study next to/opposite/close to the master so that it could one day be used for baby felistophers. If you've already had kids then I guess number two doesn't apply to you. I'd also recommend your garage has internal access, and make sure that internal door doesn't bring you in straight onto carpet (our plan originally did, so we changed the door so that you enter from garage into the walk in pantry (tiled). I would arrange for the rumpus to access the kids bedrooms without going through other areas. One living space for them, one for the parent/s. Make sure there's a light switch where you enter the house at night(internal garage access). I've found a bedroom facing east is perfect because it gets the morning sun, personal taste. Re: Any tips/suggestions for Building a new home 5Sep 06, 2009 2:16 pm Hi Super, I believe that the living rooms should be north facing. so that it can be well lit and warmed by the northerly sun. and if possible, do not use carpet is high traffic areas (ie hallway, living area). I prefer the master to be at the rear of the house, so that its away from the streets (esp busy streets), but its just my personal preference. It lets in the winter sun and is a big help warming the house in winter, also natural light. You will need eaves or outside blinds in summer or the house will get too hot in summer. Many people here will tell you it's the first and cheapest thing you can do to reduce your utility bills. It also makes for a more comfortable home to live in. Do a quick search for passive solar. You'll find tons of stuff that will costs you next to nothing if you consider them in your plans. They will make your home a more comfortable place to live in and help with the bills. Things like - decidious tree over the east and west windows. Leaves drop in winter letting the sunlight in but blocks light in summer - no paving on the north side, reflects heat/light into your house in summer - water feature to the north, cools the north wind Government websites are a big help with these things. Super23, there are just too many variables - all depending on your household size, location, personal preference, circumstances budget etc etc. Re laundries and kitchens, there are whole threads on here re whether they should be next to each other or not and many varied opinions on this, there is no one right way. Internal entry from garage is a plus for most people but not crucial, many houses built without it, and I personally would not like it to come through the laundry, although some houses do. All bedrooms are south-facing except for master bedroom, which is north-facing, bcos we wanted it at the back of our house, away from the street. Our garage is on the eastern side and internal access is thru the hallway. We are planning on tiling all living areas and hallways, as they will be high traffic areas. All 4 bedrooms & study will be carpeted. Id check things like the location of street lights and the road design. For our place.. the street light out the front is quite bright. Also the road design means that any cars coming into our street will have their headlights going straight into the house across the road from us.. but we will be fine. So take into account things like that. We put our master bedroom at the back for the noise and light issue. We also have a north south facing house and will be quite lucky as we have a corner block.. so no neighbours on the east side.. allowing breezes to flow right through our house.
