I would also lay a couple of conduits for retic and soakwell before the builder starts putting the drive way. I am sure the builder price would be a fir off... Re: Storm water drains and soakwells 22Sep 18, 2009 7:52 pm elemist OK so i'm back at this again... The builder have come back with a cost of over $2000 to put run pipework from the down pipes to the storm water drain. Personally i think this is stupidly rediculously overpriced. So the question is.. How much did you all pay for your stormwater connections? My figure comes to about $1850 for storm water connection, I don't see how it should be over 2k... how much over 2k are we talking?.. Building with CELEBRATION HOMES @ THE GLADES in BYFORD W.A. This information pertains to WA only. 1. A simple call to your council will determine if you do or do not require soakwells, ask to speak to the engineer. 2. Number of downpipes is irrelevant, volume requirement is based on the total catchment area of your property ie. your roof and in some cases driveway. 3. Volume is determined using a formula provided by the council that allows for the 1 in 25 year storm event, for most councils it is .0125/.0122 multiplied by the total catchment area. The answer is in kilolitres, ie. 1.56 equals 1560 litres. 4. Once volume requirement has been determined simply divide it by the total volume of the soakwells you intend to use and you have the number required. Most professional installers use two or three larger concrete soakwells such as 1500x1200's. 5. Most councils DO NOT permit the use of PVC soakwells. 6. Non compliance notices ARE issued and WILL cost you a lot of money. Do not be tempted by the prospect of saving a few hundred dollars now for less volume than required, or for inferior products. 7. Lastly, CONTACT YOUR COUNCIL if you have any questions regarding volume requirements. Hello I am developing 2 side by side units.
