I think thats them... simmonds... there's a whole thread about they're ** workmanship!! But they don't build here i don't think . viewtopic.php?f=31&t=22766 - my build thread! Time waits for no man. Re: Been put off a builder by H1 reviews?? 4Sep 03, 2009 9:51 pm We pretty much decided to go with a smaller builder rather than the big ones from what we read on here. Then I came on here and read all sorts of horror stories... I now appreciate that my builder is actually doing a really good job despite their short comings in some areas. I would probably build with them again after reading this forum but I have met other people on here who have had a terrible time with my builder and would "rather live in a cardboard box under a bridge" than build with them again. I think you have to build the house you find and love because every builder regardless of how cheap or expensive has a monumental stuff up house or two in their portfolio. *Built with Gemmill Homes in WA* Slab - 1st June 2009 Plate Height - 17th June 2009 Lock Up - 18th August 2009 PCI - 5th October 2009 Hand Over - 15th Oct 2009 https://forum.homeone.com.au/viewtopic.php?f=31&t=20844 Re: Been put off a builder by H1 reviews?? 7Sep 04, 2009 1:06 pm I think there a bad threads about every builder on H1.. however if there is a single company that really stand out to me that I'd avoid.. it would be $1mm0nds. I had only seen a few bad things said about PD.. but overall I have found PD to be FANTASTIC to deal with and while there have been a few tiny hiccups.. they have always resolved the issues we have. I think they offer exceptional customer service! I feel really bad for the few people who have had bad experiences with them.. but i think you can get those few lemons with all builders.. and I think the lemons seems to be present in a patricular PD range of homes.. which is sad. Re: Been put off a builder by H1 reviews?? 8Sep 04, 2009 1:09 pm at first I was put off by reading about certain builders on here, but then when I started trying to find another one suitable for the same price, I couldn't. Every builder has bad stories about them, so in the end we decided to try and get the most for our money and hope we get a good SS and builders. Caz & Co ALL MOVED IN!! The people who have bad experiences tend to be a lot more vocal than those who are happy, so you have to consider that. Some of our issues were major, but they were rectified, and there was never any argument about it. Just delays. *sigh* I'd still recommend my builder to others, but I'd give them a swag of advice so that they could avoid some of the issues we had - but that same advice would apply to any builder. There is one major who I would never consider - they have multiple problem builds on our estate, at least five of which ground to a complete halt for several months. But then, one look at their display homes and I was put off anyway. The quality was deplorable. Unsurprisingly, they're the company that I've read the highest number of negative reports about online too. I prefer not to name names, but it wouldn't take a genius to figure out who it is. I think if I was ever mad enough to build again, I'd look for a small quality builder and just expect it to cost a bit more and to take a long time.... Re: Been put off a builder by H1 reviews?? 11Sep 04, 2009 2:29 pm I agree totally with Kek! My build has only just started and so far so good (although I only have a slab ) The worst part is over I hope. They got all my money and they are happy now It's ok, I just think the sales person has a lot to do with the build and that goes down to experience. They all seem to have young Barbies and Ken's with next to no experience to batt their eyelids at you. I have no opinion for my builder yet but all their houses I have seen, I would have been happy with let's hope mine ends up that way too Building with Homebuyers Centre El Questro! I haven't really been put off by any builders, just sales agent mostly. I think appearance matter and ppl told me i looked 16yo so they either try to make me feel stupid or don't even consider me as a potential client. In terms of word of mouth, prior to me discovering H1, i was told and warned to not approach Smmons at all cost. Not sure why, but i never did anyway. I think i find in the end you DO get what you paid for. I ended up going with a local builder. Never been happier. Re: Been put off a builder 14Sep 04, 2009 5:44 pm SherWin novotel In terms of word of mouth, prior to me discovering H1, i was told and warned to not approach Smmons at all cost. Hi novotel Obviously by reading the threads, you now know why you were warned not to approach Smmons at all costs.....and aren't you fortunate you did. Do you still think that in the end....... after paying out close to $300k, you would be accepting the substandard work which the images depict!! I really fail to understand this frequently used phrase "you get what you paid for"....unless people have a full understanding, the dollar value which people ARE IN FACT paying.......the use of this phrase is totally inappropriate. To continuously be provided with substandard workmanship and damaged and defective materials and products, is far from acceptable in my mind.......especially when they have no intentions to undertake further rectification of their product, believing that such second-rate and disgraceful work meets current building industry requirements. Hi Sherwin, Actually i have not read the smmonds thread here yet. It was too long spanning couple of pages and I really am lazy (LoL), the message is pretty clear though. But i did get warned before i found this forum by a friend. I also drove by the display home on the way home from work and it never appeals me. I don't know what you meant by "substandard value of which the image depict" because to me i'm getting exactly what they say i'm getting. Though i can understand what you mean as theres quite a few horror stories in the forum about this.. =( and i'm sorry to hear that. With my builder, they give me exactly what is in the display house. Their price is also fixed contract all the way to move in, so connections are paid by them for power water gas phone or whatever there is that ppl usually connect. If i want extra phone lines (say one in every room - then yeah i'll pay extra because its not standard). Fencing is not included which is fair enough because its not a house and land contract type of house since i customise my dwellings immensely. You can touch and obssess at everything in the display house and know that it's going to be in the house you're building. For example, I know i'm going to get the same type of appliances that is in the display house, i also will be getting the benchtop i want, which isn't a caesar stone but is a diamondgloss laminex i really realy like. The plumbing fittings in the display house is what i will be getting in my house as standard inclusion. My builder also has this nice (and probably expensive) glass tile splashback thing which would have cost extra but because its in their display house they would be giving it to me for no extra charge if i want though i didn't take the offer because it's hard to clean even though it looks good. Practicality over cleaning stress. But hey they haven't start constructing mine yet so i can't say much.... can i? Re: Been put off a builder 16Sep 04, 2009 6:48 pm SherWin Obviously by reading the threads, you now know why you were warned not to approach Smmons at all costs.....and aren't you fortunate you did. Yes, if only we knew then what we know now? In my case, the quality isn't bad (I went and checked all our cornices and they're perfect), but the delays, mistakes and bad communication have driven me up the wall. The latest mistake is the wrong bath in the ensuite (again, this is the second time they've installed a plain bath instead of the spa) and the wrong showerheads. Also, I hate being * to: On Monday, our new SS said, "We'll definitely have your PCI on Tuesday the 8th." -- well, he has four days to go and about 3 weeks worth of work left to do. Let's just say it's not terribly likely. And it's been like that for the past 4 months: 2 weeks to go, promise! for 16 weeks. We're now up to the 6th house that has started and finished since we started our build. And almost all those houses are the same size or larger. I agree totally. I can't believe some of the second rate workmanship I have seen on this forum. Liana's experience with PD is something that I cannot get over - even less than second rate. S*mmonds sit in the same boat. And I think the DFH are not so good - their build may be good but the crap customer service is apparent with the run around thechlochlo is getting. I think communication and customer service are paramount - this is a massive investment and we shouldn't be treated as poorly as some people on this forum have been. I would build over and over again with my builder - they are local and brilliant. They use local suppliers (which makes me very happy) and actually take us to the stores to make selections - we really go shopping!! I don't think I have paid more, what is standard for my builder are "upgrades" with others. And their customer service is free, unconditionial and available at any time, day or night!! I think everyone deseves the same experience whoever you build with. And I applaud those who share their experience be it good or bad.
