Things with the house and land are site costs what approx they are for the area and as mentioned fixed or provisional. With the house its all the extras. What is not included as part of the house. Some will give you landscaping others not. Fencing requirements included or not. Flooring etc. Best to look at all the add ons you would want. There alway seems to be hundreds lol.. Fences, driveway, flooring, and basic furniture and appliances. This is the budget approach and assumes you will slowly fill the house with what you really want down the track. On top of this you would want a minimum 5% value of H&L for things to go wrong, minimum! Only if you have a flat block and small 3bdr house with few changes. This is just what I've heard.
