Browse Forums Building A New House 1 Sep 02, 2009 10:29 pm After 3 weeks waiting for the drawing from the draftsman, my builder told me, floor plan does not fit into land. I haven't been able to discuss this with them, as they will discuss with me tomorrow after they see the floor plan again I need advice, what should i do ? i am thinking: 1. Change the design so it fit into the corner 2. Or apply dispensation to council - wyndham vale council. (i am not sure if this option is actually available?) Has anyone got experience with applying dispensation to council ? does anyone know if it involves a lot of money ? and how long does it take to have it approved ? What i am afraid, if applying dispensation expensive and it takes time. I want to take advantage of FHOG, so really i dont have much time left After carefully checking out the plan. pretty much it looks like this Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ legend purple: land size blue: land (after setback) yellow: floor design green: design / corner for dispensationn if anyone can give a suggestion / recommendation what i should do in the position, that would be much appreciated thank you Final stage Re: Help! Need advice: Corner dispensation. cost and time 2Sep 02, 2009 11:21 pm Without having seen the actual house plan, can you reduce each room length by 20cm (down the long side of the house)? This amount isn't noticeable in each room, but can add up to quite a lot in reducing the length of a house... Just a thought! Re: Help! Need advice: Corner dispensation. cost and time 4Sep 03, 2009 7:10 am I don't know how successful you would be for dispensation - the area where you want to extend into is where they've provided clearance for drivers to see around the corner. Anything to do with decreasing safety probably won't stand a chance. Re: Help! Need advice: Corner dispensation. cost and time 5Sep 03, 2009 12:44 pm Hey Mate, Best thing to do is call the council with your DA number handy and speak to the person who is handling your DA. Some councils actually have this information public on their websites.. I was able to find the direct line for the guy I needed to contact through their online DA webportal. My issue was that the building size was too big for the land, but it was only 2% over regulations... I called the guy and asked him his adviced and he said I can raise a SEPP 1 exception and because it was only marginally over that it would like be approved internally by the planning team and no need to actually go to the board of beards at the council. What this meant was that it could be a quick turn around. Give them a buzz to put your mind at rest. The gap can be adjusted so it's tighter. You can definitely set up corner cabinets to have the same gap as standard doors. 2 8587 4 9393 Dear all, Requesting your help in relation to a CDC code.
