Browse Forums Building A New House 1 Sep 02, 2009 1:03 pm Hello All I have been snooping around this site for a few weeks now, enjoying reading everyones blogs during their building stage. I thought i would start my own blog and hopefully have some questions answered by other posters on the site. We are in the very very early stages of building (that building has not started yet he he) - our colour appointment is next week at Henley and there is so many things we need to choose. Has anyone built a home similar to this- - Darkish Bricks - Dark Roof - Brown Timber garage door - Cream/white Tiles - Dark grey carpet - Light colour ceaser stone bench tops and a dark laminate? - light colour walls? i would really love ppls thoughts and ideas for colour ideas similar to above. And has anyone had any problems with ComBank regarding their mortgage? We bought the land and settlement is on the 21st sept. we will be signing the tender/contract with Henley mid month so just in time for the First Home Buyers Grant. would love to hear all yoru thoughts. cheers Building the Luca VK2 in Mooroolbark Re: Building Henley Home LUCA VK2 in Mooroolbark 2Sep 02, 2009 2:12 pm Hi wonetta, Congrats on the first post! I am not building with darkish features, but plenty of people here like the darkish bricks. I'm sure you'll find exactly what you want at the colour appointment, they're really good. Take pictures in of colours you like from magazines/display homes and look at all the henley blogs for what colours are popular. You can always change your mind before contract signing anyway. We have our loan with CBA and they have been fantastic. Our loan person would stay on the phone to me and help me fill out loan docs, and wait on the line while I fetched things like pay slips etc. She was the best. But in saying that, I've encountered my fair share of banking knobs too! What troubles have you been having? Re: Building Henley Home LUCA VK2 in Mooroolbark 5Sep 02, 2009 3:23 pm so your building a Henley Home to?? CONGRATS what stage are you up to?? The bank have been good so far, we r trying to have 1 home loan but time may get ahead of us and it may be 2 loans - one for land and one for home. he is trying to get a valuator out there to do the HOUSE part (they valued the land already), and is working of the henley sales quote we signed. we will be signing the contract week starting 14th and settlement is the 21st so i dont see why we cant have 1 home loan??? would make life easier. and having two home loans means we pay the mortgage insurance twice!! which isnt fair. but fingers crossed it works out. i went into the colour selection at Henley only for about 30 mins, i want to go back in this weekend and take some samples where are you building? Building the Luca VK2 in Mooroolbark Re: Building Henley Home LUCA VK2 in Mooroolbark 7Sep 02, 2009 3:27 pm just been looking at your blog!! how exciting it all must be! and how much paper work is there - i have already filled one large folder OMG! Building the Luca VK2 in Mooroolbark Re: Building Henley Home LUCA VK2 in Mooroolbark 8Sep 02, 2009 9:36 pm Yeah I hope to be able to add something to that blog next week or the one after. All ready to go, just waitin' on our neighbour! Really excited for the start date I know what you mean about the mortgage insurance! But I'm not sure there is a way of paying it just once, we paid it twice. We got our loan for the land, paid lenders mortgage insurance, then when we signed house contract the loan was extended to include that amount and we had to pay more LMI. But I see it as a necessary evil- there's just no way we could save 20 percent deposit (in less than, say, 5 years!!) You should still be able to have the one loan.... even if you went about getting the land amount first, then the house amount (like we did). On the bright side, an advantage of keeping them separate is that somewhere down the track you might want to put one of the loans on a fixed rate and keep one on variable... There's an 'Essence' Henley home behind ours that is just about finished now... It looks great! We have had a cheeky peek through it Keep us updated on your build! Re: Building Henley Home LUCA VK2 in Mooroolbark 9Sep 02, 2009 9:46 pm Welcome Wonetta! Yay for building with Henley, we've been really happy with them so far... almost ready to start building ourselves, land settled yesterday. I'm not familiar with the Luca, couldn't find it on the Henley site Make sure you post some pics Re: Building Henley Home LUCA VK2 in Mooroolbark 10Sep 02, 2009 9:49 pm Hey Erin! It's one of the 'Essence' range Check it out on the henley website Re: Building Henley Home LUCA VK2 in Mooroolbark 12Sep 03, 2009 9:32 am Hi Guys thanks for your post!! You can find the plans of the LUCA VK2 on the Henley website - essence range. that is a mighty good point about having the loans split!! yeh we only saved 5% of the deposit with a tiny bit extra (not much) but if we were to saved 20% it would of taken us years and we would of missed out on the grant. That is good news that you havent had any issues with Henley. I have found them really good so far! Are you getting the grant at the end of the building?? thanks again for both your post. this website is addictive! (should be working but cant help look different post up!!) Building the Luca VK2 in Mooroolbark Re: Building Henley Home LUCA VK2 in Mooroolbark 13Sep 03, 2009 9:37 am Hi Erin - which henley home are you building? our land settles on the 21st and we are signing building contracts soon so we will know when the building starts. have you signed building contracts? what was the time frame they gave you for building??? i think the builders have a month off over xmas to... which is far enough Building the Luca VK2 in Mooroolbark Re: Building Henley Home LUCA VK2 in Mooroolbark 14Sep 03, 2009 12:09 pm wonetta Hi Erin - which henley home are you building? our land settles on the 21st and we are signing building contracts soon so we will know when the building starts. have you signed building contracts? what was the time frame they gave you for building??? i think the builders have a month off over xmas to... which is far enough Took me a while to find the Luca on the site, as in the Essence range they dont list the houses, you have to click on all links they say "12m width" etc. Nice floor plan though, I like the way they've done those floor plans with the furniture and colours etc, makes it easier to visualise. Re: Building Henley Home LUCA VK2 in Mooroolbark 15Sep 03, 2009 1:09 pm hey Erin 270 days is good - and true true bout the weather conditions. i hope we dont have any delays as we r moving back with the boyfriends parents during the building stage - AHHH!! who is your mortgage with? did you bank handle the grant for you? i am right into houses at the moment - it is like an addiction haha. and this forum is great as we can all share the experiences with building.
