Browse Forums Building A New House 1 Sep 01, 2009 11:49 am We have decided to purchase a block of land in Wyndham Waters estate Stage 61, which is due to title in february 2010. When we signed the land contract we were under the impression that we will get the 32k first home owners grant. But it appears that if the foundations are not laid down within 26 weeks i.e. end of March 2010 we will not be eligible to get the grant. We are very confused as to whether we should sign the building contracts later and aim for the 25k instead. Can we please know what others (who are in a similar situation) are planing? Based on our builder we can meet the 26 weeks deadline provided everything happens on time. This includes land titles, settlement and building permits (which as per them can be obtained well in advance). Thank you very much. I called up SRO and asked the following questions. Their responses are in RED - If land titles get delayed: SRO said put in an application and include a letter from the land developer saying why it got delayed. The out come of the application is not guaranteed. - Delays getting council permits: SRO said if the council takes exceptionally long to come back with the permits then it might be considered as a delay. - Builder caused delays: SRO said the contract is between the builder and us and SRO doesn't come in to the picture here. However, we can apply for an extension but the outcome is not guaranteed. So no one is giving a clear indication to us as whether we fit in the 32k criteria or not. I asked the SRO about the delays in building permits. And they sugguested that anything that is exceptionally longer than the normal time councils take to issue building permits may be considered as a delay. Initially was told the land would settle in Jan 09, but it didnt actually happen until June 09. So I would say you cant really rely on what the developer says. I understand that land title delays do not only happen in WW, it happens in other estates too. But then again, who knows stage 61 may actually settle on time in Feb 10. Hello Jane, the total FHOG in VIC for a new house (01 july 09 to 30 Sep 09) is actually $32000. $21k from federal govt and $11k from VIC state govt.
