Browse Forums Building A New House 1 Jun 08, 2007 9:50 am Thinking of buying a block of land in sydney but there is a sewer main that runs along the edge of the property. There are two reservations in buying the land...the cost of maybe needing to re-inforce the pipe and the paperwork and length of time this could take before construction begins....does any one have any idea of the answers? Re: building around sewer mains 2Jun 08, 2007 11:19 am Don't think you'd have to do anything re strenghtening the main. That's their issue.
It's more a case of the distance away from the main would be the issue, ie the easement on the block would limit what you could do anywhere near the main. I'd ring the dept responsible, tell them the lot and folio number details, then they will send you via email the info they have re the block, the location of the main, where you can build etc. If you built over the top of it, they normally have the right to pull your house down if they need to dig up the main. Steve Re: building around sewer mains 3Jun 08, 2007 11:31 am In NSW we built within about 2 or 3 metres of a sewer main. They were mainly concerned that we did not cross it. I think they sent someone around to check but that was about all. Best to call up council and double check though.

Normally, you need to keep clear of the slump zone if the pipe was excavated i.e. draw a 45 degree line up from the easement. If building close to the easement, you may have to pier down to the pipe level, so that if they excavate, your house doesn't cave in. Pretty reasonble really. Re: building around sewer mains 5Jun 08, 2007 11:45 pm I agree with Bud, the main thing that is going to cause you any grief is angle of repose - meaning that the foundations (piers usually) need to reach a certain depth if within close proximity of sewer main.
The soil type shall govern what degree the angle of repose needs to be and also has bearing on what depth of the pier/s are to be founded. Re: building around sewer mains 6Jun 09, 2007 12:20 am My parents in law recently sold their house in Maroubra that was actually built over a main drain pipe. It ran right through the centre of the house front to back.
The house was freestanding. Only in the "bra" !!! Matt if it's the look that you're not happy with, the easiest option would probably be to spray paint it all into the same color as the walls so it blends in. there might not… 3 4181 2 6178 I think you are getting different numbers because they all just based them on "other jobs" even though each job is unique.
