Browse Forums Building A New House 1 Aug 30, 2009 10:50 pm Hi All, Just wondering if anyone is building or has built in Arnolds creek Melton & what you think of the area? We are just about to settle on a block & are building a M@tricon home. Land was well priced so it gave us the ability to spend a little more on the house. Iv heard mixed feedback about the area though. Some people really love Melton & wouldn't dream of living anywhere esle & others not so much! Let me know what you think! Arnolds Creek is a fair distance from the main shopping strip and centre with a great lack in public transport in that particular area. The land in that estate is fairly reasonably priced. However seems prices in Melton don't move upwards very quickly so if your planning on staying a LONG time its ok to spend a little more on the house. Enjoy though. NO EXPECTATIONS, NO DISAPPOINTMENTS! I dont know if it will stay that though. Im sure eventually Melton will continue to expand like the rest Victoria! Especially the Arnolds creek area. Iv never lived there though! We did consider Thoroughbread Park & Botanica Springs but preferred Arnolds creek. I did some work in Melton for a period of about 6months and got to know some of the locals, they seemed like nice friendly people. So fingers crossed, I hope its a great area to raise a family! Who are you building with & has your house already started? We are building in stage8 and finally had Land settlement yesterday! So hopefully wont be long now before ours is started! Has your house starting building yet? Have you always lived in Melton or is the area new to you as well? Its nice to hear from other people building in Melton. We have been in our M3tricon home for 2 1/2 weeks. So far, we are happy with our decision to build. We built on a 1200m block, and like you, had we have built elsewhere, could not have built the house we did. The area is very quiet, but the lack of transport is a little annoying. I work in the city, and drive to Watergardens station to get the train in. I will not park at Melton South station, based on the stories I have heard. Apart from that, the shops are good, close to the freeway and they have a lot of parks and ovals for those with kids. One thing that we have noticed, that hadn't considered before is the wind! We have built a double story, and the wind is shocking, hitting our bedroom windows nearly every night! But, we can handle that... for now! Good luck with your build - M3tricon homes are great, but we have found the customer service to be not so great. Just stay on them, get everything in writing, and if you are not 100% sure on something, keep asking until you are. I also work in the city. How were M*tricon in getting things completed on time? My base was meant to commence today & I was there earlier but nothing had been done yet! Was your home finished within within the contract time? It still has its share of car break ins though! And you can always sneak in some shopping and tell hubby the train was late!! Its hard to comment about things being completed on time, because we were never given a date when they would be happening! We were always informed after the fact! Our build time was up on Sunday the 20 September. We settled on Friday the 18th. We probably shouldn't have. There are still quite a few things that need fixing, and we had tradesmen coming through until the Wednesday the following week. Apparently, our site manager has told our neighbours who are still waiting to move into their home (they have had endless problems) that we were pushing for settlement. In some respect we were, it was such a long build time, and moved in 16 months after we paid the deposit. But he also offered Settlement to us, knowing how much still had to be done. He rang me one hour before settlement, whilst we had the moving truck on the way to the new house, telling us that things that were supposed to be done weren't, and if we didn't want to settle, it was ok! A bit too late at that stage, considering we along with our parents, had taken leave, the truck was packed and on its way, and we had already drawn down our loan! Once we were in, it did get a little worse, with the SM promising, but not delivering. To be honest, I am so over it all now, I just want to enjoy our new house! Something that did happen, that I didn't think would, is that the forgot to install our heating! We raised it with them at Frame stage, and were assured it was in. We also raised it once the electrical fit out was happening, as it wasn't adding up. Turns out, they did forget it. They then had to rip up the floor upstairs, cut through the plastered and painted walls, and lay ducts. They took up half our wardrobes, as they were looking at the wrong plans, and installed them incorrectly. So then, they had to rip it up again, and re-do. Where they cut the floor in the Master Bedroom, the floor now creaks quite badly where they haven't cushioned the joins in the wood. It will be interesting to see what happens when they expand in summer?!! It is very stressful, but try to enjoy it. Before long, you will be in, and reaping the rewards of your patience! Building M3tric0n Newhaven in Sovereign Gardens Re: Anyone building in Arnolds Creek Estate Melton West 12Oct 08, 2009 6:59 pm Im so sorry to hear of all the problems you'v had with them! We have heard stories similar to yours & then stories to the other extreme were people couldn't speak highly enough of them! Its just so hard to know what your gonna end up with in this building game. I think iv mentioned this in another thread but hubby keeps telling me that it really all depends on the SM & how experienced and reliable he/she is! Sounds like you got stuck with a hopeless SM. Just one last question cause I don't want to make you have to relive all the drama's but did your SM's name start with a "G"? Im really annoyed with our new csc. I think she is lazy! Lets say she hasn't made a great first impression! She sent out a standard letter to introduce her self, never rang. I then had a query that i needed an urgent answer to and it took her 2days to reply. She then had the answer that i no longer needed as we had already had site cut. She wasn't even aware that the construction had started! We are supposed to have been introduced to our SM but I only know his name from the notice on the portaloo! So lets just see how it all turns out. My last csc was amazing!! I really wish we had her all the way through. Our second was "G". Yes, we didn't meet with him until about one month before settlement. We never met Mem. We ahve had 3 CSC's - Crystal, Michelle, then Cynthia. Michelle was great in answering our questions, however we never had communication that was instigated by them unless it was sending the invoice!! From speaking with the tradies that came through after settlement to fix things, all of the M houses in our area have had major problems. Alot of the tradies no longer want to work with M because of the attitude and standards of the SM's. You are right, it def comes down to who your SM is, lets just hope things get better as he gets more experienced!! Keep me posted about the build, it will be great to watch your progress! One thing I am bit concerned about is the below picture! I have posted this on my thread but i thought you might be able to tell me if this is normal & if they left your slab like this; Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ They only left these voids around the shower drain pipes & the bath drain pipe. So part of me is thinking they'v done it for a reason but I ghave never ever seen any other slabs look like this!!!!!! We are currently living in Point Cook and wanting to buy our first home but the Point Cook area is way to expensive for us so we are working in Laverton area found that melton wasn't to far away and you can get a good size block for good price and then able to build the house we want. When we went for a drive around everything looks nice but still are not sure. my mother inlaw is building in Thoroughbred Park and we will be moving in with her while our house is getting built if we go ahead with it all. So many builders to choose from it's starting to drive me crazy... A lady from my work has just moved to melton and she's loving it. Hope all goes well with your house. Re: Anyone building in Arnolds Creek Estate Melton West 16Oct 14, 2009 7:20 pm Welcome to forum jackgemma1 I was a bit unsure about Melton at first but I must admit the more I go there the more Im liking it! I think you'l find that Melton is no different than areas like Craigieburn (were I am currently living at the moment with my parents) & Cranbourne (most of my inlaws live there). They all had the same kind of reputation but these days if you want to buy a block in those other areas you'l be looking at $170k+. In my opinion I prefer Melton to both of those other areas but its still nice and cheap to get a good size block. Don't think that the property prices wont rise in Melton! We have the Deerpark bipass which gets you to the city in little over half an hour. The new tabcorp facility and Melton is expanding with population growth forecast to reach over 60000 when they develop Toolern, which I beleive is already under way! Last I heard Woodgrove shopping center is due to expand and double in size! The only thing that is annoying is that we still have V-line. But i think they are looking at changing that soon as well. So as you can see, Im just a litttttle bit passionate about where Im building Good luck with whatever you decide to do & if you need any more info let me know Building: Santorini 26 with M*tricon Where:VIC Site Cut 29/09/09 Slab Complete 09/10/09 Frame Complete 22/10/09 LockUp Complete 17/11/09 Fixing Complete 03/12/09 **My Thread:[/i] viewtopic.php?f=31&t=23110 Re: Anyone building in Arnolds Creek Estate Melton West 17Nov 15, 2009 5:43 pm Hi I live in the Sovereigh gardens and had come from a nice property in the country . I am born and bred in Melbourne once married built in Melton then moved to outskirts of Woodend.Even though it was nice i missed my shops and footpath, and couldn't afford Melbourne house prices. I like it here but hate hearing the burnouts and kids having no respect when they walk past my street and also without being rasist we are having so different cultures that form gangs and that is a big concern. Hopefully in the near future I will be selling and and would like to move to Eynesbury ( hopefully there aren't any burn outs lol ) Arnold Creek looked nice but I think it will end up being house upon house. We have friends building there good luck. Re: Anyone building in Arnolds Creek Estate Melton West 18Dec 23, 2009 1:35 pm We are building in Arnolds Creek as well. As you know Shelz. After having looked around for the past four years, we finally took the plunge. The block sizes were the deciding factor for us. I like Melton, coming from the inner city suburbs, it'll be a big change, but we are really looking forward to it. Hoping to be new residents by mid - year, fingers crossed Dear J.K. Rowling, Your books are entirely unrealistic. I mean, a ginger kid with two friends? Sincerely, Anonymous Re: Anyone building in Arnolds Creek Estate Melton West 20Mar 05, 2010 12:11 am Where abouts is the estate in Arnolds Creek? I've heard it advertised, but I'm not sure where it is exactly. I grew up/lived in Melton for around 20 years, so I know the area pretty well. I think a few people I went to school with are building in Arnolds Creek...well the estate anyway...not so much the creek itself. I moved out of Melton about 4 years ago, and personally I'd never move back. I could do a massive rant about what I don't like, but in short, just not for me. It's crazy though when I do go back there to see how much everything has sprawled out in the last 5 years. Really starting to push the boundries out quite a bit. I had no idea they were developing Toolern Vale either. Biggest thing that town needs is an electrified rail. Would make the place so much more accessible, and would probably raise the value of houses, etc a bit...but I think there's too big of a gap between stops to make it justifiable at the moment...after Caroline Springs it's nothing for 15-20 mins.
