Re: Our S0H0 in P0C0 - External cladding & wall insulation P 82Jun 20, 2010 2:01 pm EmeryBB oh DL, how are you going to do about your aircon? we really really don't like ducted aircon, still don't know what to do with that bit. We are doing evap cooling upstairs after handover. We have had it in each of the last 3 places we lived in and love it. only a couple of days in summer where it is too hot, but even then it still takes the edge off. The added bonus is in spring and autumn (and summer nights) you can turn it on without the cooling (just the fan) and get the point cook seabreeze through the whole house... although we are currently discussing whether to give up some wardrobe space and get a couple of ducts downstairs too (but it has worked fine for us if you keep the upstairs windows shut and open down stairs windows/doors). Maybe in the space behind the upstairs powderroom (which is wasted) and part of the dressing room (in the corner behind the door perhaps). Going to talk to our SS on thursday about whether there is any space left in the upstairs voids to get a couple more ducts downstairs. Maybe the promo we signed up for in August last year was a little sharper in price? It didn't matter to us whether that pillar was there or not, and we didnt want the alfresco.... Our back faces north, so we are looking for something semi-permanent in an alfresco... maybe openable louvres or something... but they can be exxy... Is that standard with the house or an extra? It was standard. I guess it is cheaper doing the cladding instead of providing some way of supporting the weight of bricks above the doors... We liked the look of it anyway... Come to think of it, non of the facade choices we had at the time provided brick on the upperstorey at the back.. It was just different types/styles of cladding. Had a pre-plaster meeting with our SS on site on Thursday. Place is looking great, there was a bow in a couple of walls that had sheet brace on them, and one ducted vacuum point missing upstairs. SS said he would get these tidied up. The scaffolding has come down, and a site clean has been done... Woohoo we have two pallets of bricks left over!!! There was lots of plaster piled up inside!!! it is going to start looking like a house soon from the inside!!! Got a call from the SS on Friday, sheet brace walls fixed, ducted vacuum point aded upstairs and plastering has started!!! Went past the house today to take some pics on the inside, and they were working on it today too, and garage roof trusses have been delivered. Will try to take some pics tomorrow and post an update. Need to give the brickies a slab the next time I see them (they were working down the street from us last week... I will track them down). I can see why you're happy with the brickies! They have done a fantastic job with the brickwork. It looks perfect. And I'm generally not a huge fan of darker coloured bricks, but I have now fallen in love!!! They look absolutely fantastic. What brick is it anyway? Re: Our S0H0 in P0C0 - External cladding & wall insulation P 91Jun 28, 2010 8:16 pm Thanx Twiggy, Bek and Aldavies. We are very happy and wanted a darker colour brick from the start. Kinda weird how some like lighter bricks, others dark, eh ? Hopefully the rest of the bricks will be cleaned shortly ... aldavies3 What brick is it anyway? Austral Hawthorn with off-white mortar. Re: Our S0H0 in P0C0 - Cabinets and stairs are in!!! - PICS! 97Jul 13, 2010 8:43 pm Thanks for the feedback Michellle and Twiggy... we are very happy... Twiggy What facad have you guys got? We went with the standard "Broadway" facade, but with part render (the part render being required by Alamanda), nothing fancy. We went with this facade as we sited the house as far forward on the block as we could, which ultimately required a report and consent from council to encroach on a setback (which we got - but took around 3 weeks ). Any other facade available would make the front of the house stick out further by 1-1.5m, sacrificing backyard space. Given the house doesnt really face the street, we also did want to spend the extra money just to improve our next door neighbours view of our house when they step out of their laundry DL * Building the H3nl3y S0H0 in Point Cook - Land settled 11 Dec 09 - Site start 5 Mar - Slab 26 Mar - Frame 20 Apr - Build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=22763 Re: Our S0H0 in P0C0 - Cabinets and stairs are in!!! - PICS! 98Jul 13, 2010 9:20 pm Ahhh very nice We didn't have the option of going with the Broadway on ours I don't think. We wound up going with the Donato facade... A little nervous about it though as it's not on any of the display houses, so we have to go off the elevation drawings they gave us :\ I'm sure they'll appreciate their nice laundry views of your house Land Deposit - 18/12/2009 Became a land Baron - 21/12/2010 Site Start - 27/1/2011 All moved in!!
