After reading some threads about bad experiences we have decided to have independent inspections done at some stages during the construction and have asked our builder if that is allowed. Our builder said we can choose to appoint an agent to act for us during construction, but this would require all correspondence to be via agent. Could someone please explain to us what does he mean by this (agent)? And on another important thing which is worrying us a lot is that we observed last week that two patches of concrete was ****** in our block. We asked both the neighbouring builders and they denied that it's not them. We don't have any evidence here. What can we do? Any advice is much appreciated. We had the same thing happen to us, it looked like the concreter had cleaned out their truck on our land and left a patch of 2 metre diametre slag. After 8 weeks of trying to get the neighbour's builder to clean it up (and them initially saying they would), they denied responsibility. I called the council local laws area and they stated that unless there is proof there is nothing they can do. In the end, I spent an afternoon with a pick, broke it up and took it to the tip as my builder wouldnt start until the block was clear. Probably not what you wanted to hear??! We paid someone to remove it as it was too much!!! It filled 3 of the largest skips we could get and costs us over $2000 to be removed including the purchase of star pickets and chicken wire fencing we put up to stop it happening until our site start. There are so many nasty people out there, clean it up and block the access like we did. As for an independant inspector up to you as it is your money. The inspections are done independantly anyway and there are so many stories of the SS saying "this is acceptable" anyway. What you think is acceptable and what someone else thinks is acceptable will always differ. I don't know if this will make you feel any better but we had the same thing plus a pile of other bits and pieces. In the rubbish was multiple copies of the building plans off the sit the rubbish came from. Including a plan under the massive chuck on concrete so there was no way it could have blown down teh street. The council told us their wasnt enough evidence and they needed a witness....all round fail really. Bad builder, Bad ranger.
