There service is fairly average, we ahd to have 600mm eaves they quoted $6,700 for a 24 sq house our builder charged us $3,500 on a 26 sq home. We started with NBG but canned it when site costs shot up to vicinity of $40k as provisional. Bentley have quoted max $24k, and my land has 4m fall!!! There are no provisional sums. They allow for everything in their quote!!! HN make up for low base price by killing you with site costs. It's not worth it. Maybe even look at Classique homes??? I hear they are really reasonable! The site costs is quoted at $40,700 which includes crossover protection, sediment control, allowance for temporary fencing, crushed rock to driveway, allowance for fall protection up to half perimeter of house as required by OH&S, site cut and fill up to 400mm, spread excess soil over block, aggi darins as brequires with battered banks, silt pits as requires, H class slab, allowance for bulk sand and concerete to achieve correct founding depth, concrete pump, provide work protection notices, gattic drain to the front of garage, termite protection - perimeter spray. They said if later the amount is less, they will credit/deduct the difference. I just think it is quite high and there is no breakdown on the costs on each items included. They said they can only break it down once the soil test has been done. Our land is due to be titled by end of September or early October 2009. Any opinions on this? We did however have to upgrade our slab at a total cost of $5,975. That said, our house is 41sq's so if your footprint is less, then I can't see why it would be 40k+. We had a class M slab included standard. Dear Jamestheoz, The land is not titled yet till now. We decided not to proceed with Homesnow as the site cost and house will not fit into our budget. Theyre actually good quality homes with great inclusions.. unlike Homesnow/NBG, where you have to upgrade EVERYTHING to get it to an adequate standard. Cheers Re: Homesnow - Site Costs $40,700 - House Type Le Grande - 3 28Jun 01, 2010 10:42 am Hi All, I am trying to build a house in Truganina (Wyndella estate). the problem is the frontend is really small. it's 12.39M but because it's a corner block than I have to minus it 2M so only 10.39M (Double Garage is mandatory) and the driveway is in front. I have see the simonds.. which has the flinders design.. but I have to trim it.. (1.3M) based on original design. Is that not much ? which I am affraid it will looks smaller But When I go to HOMESNOW.. I get a perfect design without any trim .. it's (Piccolo 22) with frontend 10.3M. the based price is 147K.. and added with sitecost and everything 174K. Is that good ? Any Input for design? My land is p class and around 2m fall from front to back.. I found perfect home from homesnow,but i afraid the sitecost is too high from homes now.. Please answer me... I am not sure whether Perth has its own way of doing things in regards to this.
