Anything I sould know about the estate, good, bad or otherwise?

The developer is Stockland who make good estates as well. Have you bought a block or just looking at the moment? We really like the feel of the state, we have been looking for over a year for the right block to fit our house design and only went in there last week to look at displays thinking we might change our mind on the house design, 10 minutes later we had a block on hold. Its not a suburb that we thought we'd go to but it seems really nice in the estate, our blocks quite large with plenty of room for the kids and hopefuly with the covenents and design guidelines in place that will keep the value of our home up in years to come. Finding "the block", is a big deal, so congratulations.. If you haven’t already, Google "Cranbourne North development plan", should be the first one on the search list. Its a good document on what the area will develop into over the coming years and the proposed road network, transport etc. etc. It covers Sierra, Eve and The Avenue (and the future estates that will pop up). As far as other relevant info, we didn’t have any real trouble with valuations and the soil in the estate (from those I have spoken to) is M class which is nice for site costs. Also does anyone know what the chance of getting ADSL internet is there, I know it sounds wierd but I have heard people having a lot of trouble in new estates and it would be a giant pain in the arse if I couldn't get it. Eve will be 1500 lots, another Stockland big project coming in octebor 2010 at Clyde with 2500 lot. Stockland is one of the largest out there.. i like there lot sub division plan. its really cool and meaningfull. Nice to meet you guys! Future Neighbours! We signed up with Porter Davis at McGarvie Drive 612sqm lot. I liked that Sierra Estate, it will be nice and quit, i think. Luckily i got that lot , it was 30seconds decision.. i got strong feeling in mind while choosing the lot. I m now worried about building home, choosing color, carpet, tiles, facade, driveway etc. any suggestion, any ideas to share.. before making any mistake.. any help will be greatly appreciated. what about others out there in Sierra, cheers Catch u soon!!!!!!!! regards Tania Re: Sierra Estate, Nth Cranbourne. 7Aug 28, 2009 8:33 pm Hey Tania, Good to hear that the soil is possibly going to be M class, our block is just the old paddock with no fill so all fingers crossed here! It's funny we purchased our block with a 30sec decision aswell, got a great feeling about the estate each time we visited but thought the blocks were all smaller than 600m, we landed a larger block and now couldn't be happier and very excited! There’s never a guarantee, still get a soil test if you were going to! We were M class soil, P class site because of some fill on one side of the block. Thanks for the reply, yeh we need a forum for SEIRRA Estate in the future for community unity and development, it is such a scenic view, rare around that area. PD is okay so far, can't complain. I am worried about broadband service, should be okay, i will let you know once i find out how far its from nearest Telstra exchange. cheers@!!! We bought in the second release and our house is very near completion, probably no more than a month off, so we're very excited!! "The Cranbourne North Development plan" is an interesting read, although admittedly I've only skimmed some parts of it. It's good to get some idea of where things are heading as it really is a very undeveloped area. A lot of the plans seem to centre around that hilltop park too, being a large feature for the area- needs some serious TLC at the moment. Anyway lovely to see some more people on here building in the area. We'll have to keep this thread going with updates on everyones builds. It is good to see that long term plans are in place for the area, looking forward to some improvement to the road at the front of the estate to make it more pedestrian friendly, all in good time I’m sure. Really nice view from the top. That part of Narre - Cran Road is due for duplication in about 2012 I believe. This needs to happen for them to bring recycled water to the estate (even though we have the meters already). I live in Camden Green Estate (Glasscocks Road entrance) and I think the road definitely needs some work.. especially when Glasscocks will be opening soon. Sierra is looking fantastic.. always drive past it on the way home. Like how Stockland has strict guidelines and all the houses are top notch and the entrance is only double storey housing only. Very stylish!!
