Browse Forums Building A New House 1 Aug 24, 2009 1:00 pm Hello Everyone Carol & Bruce here... from sunny Newcastle First things first... We LOVE this forum! I can't imagine building our first home without it... and so thank you to all the people that have posted here... asked good/interesting/silly questions... gave extremely insightful answers. We are looking at a block of land that is just inside the noise zone for the Williamtown RAAF base. Today I was talking to a building inspector (just general chat about land) and he said that there were a number of things we'd have to do to pass council inspection on our house. It's ironic really as we are both "jet junkies" and don't mind the jet noise... but there you go... doesn't matter when it comes to Council. Besides double glazed windows, double gyprock in bedrooms, extra wall and ceiling insulation and solid core doors he said we would need "frame batten out eaves" It wasn't until I was emailing Bruce later about my findings that I realised I have no idea what this is! So... my first question on this forum is "Does anyone know what 'frame batten out eaves' might mean?" I guess I can always ring him back and ask... but it was time for our first post here after weeks of reading/studying/note taking (thanks again) Thanks in advance! Check the ANEF map and find out what contour band you are in. Dwellings are unacceptable greater than 25 ANEF, and if you're in the 20-25 band, then you will be required to spend plenty of $$$ insulating your house. The block is just inside the outer line for the 20-25 ANEF One or two more blocks to the west and we'd be outside! So I guess that's almost as good as it could be considering we are inside the line. We plan to assess costs before we make an offer. I believe the owner has had the block on the market for 4 years - so they are likely to be a bit flexible on price. Time will tell I suppose. Definitely find out how much the extra bits required by council could cost and factor that into the price of the land and then compare it with other nearby blocks to see if the price is worth it or not You will often read on here that people get what they think is a great price on a block of land but the block has a fall of >1 or 2m which then means site costs go up a LOT and the great price on the land turns out to no longer be so great. Thankfully there is a block nearby that is for sale OUTSIDE the zone... but it's a battleaxe block and may not fit our house. THEY don't have to know that though. The block is fairly flat. You have to look really hard to see any slope... so doesn't look to be too much of an issue. We need to sell Bruce's place first so we aren't in a position to make an offer just yet... but this block has been on the market for a while now so hopefully it's not going anywhere soon.
