My bricks have just been completed i have a single story and it took 5 weeks to complete as we only has 1 bricklayer doing the whole house i was so angry but now that it is finiahed you do forget all the delays you have and get excited for getting nearer to completion. Also another question does any one now is it necessary to pay for electricity connection prior to the house being complete, i got a letter form a contractor stating if i dont pay it will delay the house being completed. And since we are doing all the landscaping ourselves which will take time we are leaving that and hence getting the Interim OC instead. Dram , because on your DA there are some conditions you have to to fufill yourself , ie landscape So PCA will give you an interim, then when you have fulfill all the conditions. They will issue youa final. As for eletcricity, when they have wired up your house, the sparky or Masterton homes must obtain a Electrical certificate of compliance, then a different contractor (level2 or soemthing) can take that cert and submit it to the electrical company and connect the electricity. We actuaclly questioned our DC about putting all the landscaping works, fencing and driveway as part of the conditions since Landcom agreed that we could do all these two years upon land settlement which written in our contract. I've already sent a request letter to council to amend these conditions and to be submitted to our PCA prior to handover. Hope we could get a reply soon... There's another thing though, floor tiles & carpet can only be installed after handover and I'm not sure whether the PCA will use it as an issue not to give us the final OC. We confirmed this with our electrical supplier. R Maybe it depends on where you are building and who your power supplier is. Right from our first tender it said connection to power pole by owner. So Masterton gives us the pole and we had to connect it to the telegraph pole. Cost us just under $900. Flooring does not affect getting your OC. It's more about whether or not you house is safe to live in. So the certifier needs certification from plumbers, electricians, termiguard etc which Masterton will supply them. Also any special conditions from your DA have to be met as well. We had a pre-DA meeting with our Council with privacy screens on our plans (upstairs and downstairs alfrescos - expecting them to require them) and they said they didn't want the screens as it obscured the 'openness' of the site. I said "but we have sliders there and people can see in from the street", and the Council response was "we prefer more windows to give an 'open' feel so please reduce or delete the screens"!!! Go figure. Privacy screen was essentially a fence extension not an actual window cover. We ended up getting a new fence with those neighbours anyway. The reason why council made us do it is that we are on a sloping street and the lower neighbours objected to the DA in regards to their loss of privacy. A fellow building a Fernleigh / Manhattan Custom around the corner from us was also required to put up a fence screen ($400 and it is tiny). Your neighbours sound picky, especially as from your pics there doesn't seem to be that much of a slope downstreet... Are you on better terms with them now? Are they happy with the build? I do hope so... Power connection: our tender also says connection to power pole by owner. R&R & Bexi - That's really interesting since $1000 seems to be a lot just for electricity connection but like what Badh says based on our tender electricity connection to meter box is by owner. I may have to contact Integral energy and confirm the fees later on.
