Should you be in and out of council by that time. If you are held up by Masterton and/or council do Masterton wear the cost or do you. You shouldn't have to as it is out of your hands. Our council plans took quite a few weeks and there was no way we would have been able to have a 90 day tender without going way over. Vincy - John and Tarin are the only ones that have finished. Most of us are still in council or just starting. We signed our contracts in early August with a 32 week build. We (I) always wanted a red roof so our external colours were chosen around that. Vincy we signed our tender in November and have just started excavating. Whether that is the norm or not it's really hard to tell as there are people on here who started after me that are now ahead of me (dymnott has a slab). Unfortunately we took on the cost of going over our tender. It wasn't our fault but we didn't contest it. Also we are on the old system of signing contracts after council so things could be quite different now. As for colours - we are having moroka and everything stemmed from the fact that we wanted a really dark bluey/grey house like one we'd seen on tv!! When we paid for our tender at w1sdom their report stated that a M class slab was required. I brought these documents into masterton and now everyone is a bit confused. Masterton didn't do a soil test (I thought we paid for one in our deposit) but said they were going to use the developers one when I asked them about it. Our consultant said they only do the test when they know that there is fill. Does this sound strange to anyone? It comes with their services to do even before we pay them the deposit and we knew at the beginning that they didn't do any site inspections to ours since they did not manage to find the electrical pillars and telstra pit on our land which we had from EB. There are a number of options in determining soil classification. Masterton can use their professional opinion/knowledge of the area to determine soil, they can organise a Geotech company to bore some holes and send it off to be tested and wait for it... they can do a visual test (all 3 options are legal). They won't necessarily do the testing option - we had to pay extra to have it done ($330). We received our first lot of plans on 09/08/09. We are now waiting for an updated tender before we sign off on another set of plans to go into council. I would think that we are running on track to be ready before 90 days are up and I'm surprised so many of you are having so many probs. I agree that they are slow and am inpatient myself but if we don't make it within the 90 days and it's not our fault from changing things and delaying things.... then it's their fault and they can't impose any extra charges to us... Do you guys think I am running on track or is it where I'm at noe where it all starts falling apart? There were then delays for us getting into colour selection (May) and then further delays before getting an appointment with electrical (July). We have only just received our contract plans and they have mistakes so it'll be back into drafting... we're still waiting on pegout and for our engineering slab plans to be updated (minor change to get through CDC). I can't imagine them being able to get everything done in 90 days. They will happily slug you with the tender increase - that was the only thing that they did rapidly. We are disputing our tender increase. How hard is it to check that the drawings you have made meet the instructions of the client. We had similar problems. You should not be slugged an increase over their incompetency. I did send them some drawing variations (which I have edited with photoshop) just to make sure they won't get confused and surprisingly they ended up making it more complicated, so we have decided to stick with standard plans just to speed up the process. So far after 1 month we're still waiting for our drawing plans. Luckily though we never had a single mistake on any set!! You can't change anything on the contract. I mean the contract lady said she can escalate your request to the legal department but there is buckley's chance they will change it. We tried the same thing with photoshop and a drafting program- our biggest problem was they kept on reverting to old sets of plans with the same mistakes or not fixing everything at once. Somehow because we were chasing them, the delays are considered our fault as we were asking questions! How much liquidated damages were in the contract? It was either the mansion package or the helping hand ($7000). Of course everyone would choose the mansion package. update: i was told that drawings may not come for awhile but we will be still signing before sept 30 to get the grant on condition of the amendments made on current drawings. I don't know how this will work with CBA though as they require the stamped drawings and building contract. We have had our colors appointment! And came away with a bill of around $35,000. Admittedlly, most of that was taken up by air conditioning ($13k), tiles (which we'd organised through Don's earlier but was included in our colours costs list - $13k) and carpet ($6.5k which is actually two thirds of the actual price since we have to pay a third on commencement, or is it when they order it?). So we actually only ended up spending around $5k. For that we got... an upgraded alarm system, (oh, bloody hell, I think I just remembered we didn't get the intercom!!), extra tv and data points, upgraded tapware, an extra door in our WIR, upgraded front door and a few other bits an pieces which are slipping my mind at the moment. We had our meeting on Monday and signed off on it all yesterday. Our kitchen was part of the designer range which included frosted glass cabinets at the top but we changed those to standard solid doors and got a $600-odd credit which was nice. I LOVE the look of the frosted glass but it's not practical for us - looking beyond into a potentially messy space would drive me bonkers! Hmmm... I wonder what I can do about the intercom. We didn't actually want the intercom itself, just a proper doorbell. Wonder if I can get the sparkies to just include a connection for one and then we can instal it later? I'll post kitchen elevation details and colour selections in my thread shortly. Onto other stuff... called council to see how our approval's going. Apparently they were ready to sign it off within a couple of weeks and then they received an amended hydrolics plan for our stormwater system! So it's back to square one with council approvals. Blah. I'll give them a call this week to see if that will come through any time soon. It probably doesn't matter since we still have to have our electrical appointment! As for the intercom, when the electrician is on site surely they can just install one you give them?? I mean they have to do the wiring for the intercom itself don't they?
