My bricks have been sitting in my garden for awhile. Hey beebob, we were told this week that our bricks would be delayed due to high workload... So i suggested to our SS that they do our roof first while they are waiting... i said he would get back to me next week... It took 6 weeks to get the brickies onsite and then 4 weeks to actually do the bricking. We're finally finished now. Yay! We suggested they do the roof while we waited for brickies but it wasn't possible for a two storey house apparently because of having to put up scaffolding then dismantle it then put it back up again for the bricking. Today they did a site clean and by the afternoon we had the guttering and fascia up on the second storey roof! Also, the top floor bricks have been cleaned. Still not absolutely certain about the mortar colour but will have a better idea once the scaffolding is down. At least it doesn't look SO obvious so am thinking maybe it was drying time... but just not quite sure still... Hopefully now that we're over the brickwork, everything else will fall into place. Just a question. Hubby seems to think that they have to paint the gutters and fascia. I thought since they're Colorbond they already come powdercoated so no need to paint. Can anyone comment on this? As for the gutter and fascia, we may have a problem... or a bonus. Our gutter and fascia were both meant to be Monument. The gutter is but the fascia is definitely not. It looks more like Woodland Grey. For me this is a bonus because I've been wanting to change our fascia to Woodland Grey but wasn't very keen on the $1K variation fee! While my husband is favours a colour bond roof, I like the look of tiles and the their insulation qualities, so we're still up in the air abot that. anyone got any advice relating to this? Ours will be Colorbond (so we are going to choose a Moroka paint colour close to the Colorbond colours to they match). sunny_and_warm: Bingo again! We are doing the same. As for insulation, the key is batts (MH provide R value 3.5) but most importantly sarking. (I have a good friend who is an environmental consultant who has been advising me on these things). We are getting sarking in all our roof (which is pretty common for most owners it seems), but also the West-facing walls. Colours: We have chosen a Woodlands Grey Colorbond roof. In terms of looking good, some Councils (like ours) won't let you use a light colour due to reflectivity. As for Basix, its the reverse - the lighter the better (although again my friend said not a huge impact if you have sarking). With Basix the darkest they recommend you go is 0.7 solar absorbtancy. Woodlands Grey is at that measurement and the darkest you can go within that range (of course, you can choose darker, but you just need to make up Basix points elsewhere). Our update: Met with Building Designer on Thursday and plans now being prepared for Council submission. A fresh tender will be prepared after we have Council plans (previous two tenders were too wonky and all over the place). So a bit back the front for us. Key things we are trying to decide: (1) How to break up the facade wall (eg. brick corbel and use two Moroka colours? Council wanted more 'horizontal' lines) and (2) External colours (we have decided Savoy front door, Woodlands Grey roof and gutters, just researching external paint colours to compliment roof, fascia colours, downpipes colours and porch decorative screen materials... fun fun fun!!). I am told it is to commence on monday. Because of single storey they did our roof though. We are getting PVC pipes because the entire roof is being drained into the roof. We were told we had the option of Colorbond or PVC but they recommended PVC based on something about how the pipes handled overflow to the rainwater tank during heavy rains. I can't remember exactly what it was about, but we had the option of either. Where you just have normal downpipes to your water tanks then you have the option for PVC or colourbond.
