We did ours quite some time ago (back in February) and got our keys 6 weeks ago. AND yet we still don't have our Interim Occupancy Certificate. As usual we are cursed with a very slow paper trail from Masterton. We have moved in of course as there is no way we could wait this long and to be honest we never expected it to take this long figuring we would have it the week after moving in at the latest. So the point I'm trying to make is to make sure that your Customer Service rep or in our case Lack Of Customer Service Rep is on top of things so that by the time you get your keys it won't take this long to get your Occupancy or Interim Occupancy Certificate. 6 weeks after keys and still not officially or even legally permitted to move in is ludicrous and I'm hoping I'm the exception not the rule for all your sakes!! Thanks for the heads up. Bexi - Congratulations! Renee - The private builder in front of us laid his slab yesteday. Today it has that same spilt milk look that you were worried about. I spoke to him and he said it was usual (as BADH said - curing) and he was very happy with his slab. Yes I'm sure there are but I was very honest when my certifier asked if we were in and he didn't seem to make an issue out of it. I mean it would have been pretty obvious when he came around to inspect our new fence and saw the kids bikes, our bbq, table and chairs etc outside!! I guess he could probably fine so I'll find out soon enough. We do have our own insurance that we organised before we moved in so that's not an issue. Keep in mind though that we settled with a list of things still to be done as our lease was running out. We were organised for the interim occupancy certificate and did our new fence one week after getting the keys. Masterton need to get stormwater, plumbing, electrical, termite protection etc certificates to the certifier but they have been slack as and haven't been following up all the trades enough. I think they could care less really. It's totally rubbish. So unless you have any specific conditions on your DA that you need done for occupancy then there is nothing you can do. Maybe just speak to your Cust Service rep and ask them if they have everything organised as you are doing PCI and want to get your occupancy ASAP. Our case is somehow confusing since PCA said that they won't be able to issue an interim cert based on our DC conditions unless I get the council to amend the wording used (e.g. Prior to the issue of an Occupation Certificate, all landscaping works, driveways and fencing required as part of this consent must be completed in accordance with the approved plans and the conditions of this consent to the satisfaction of Council. Spoke with Council yesterday and they said they are referring to a Final Occupation Certificate and getting an Interim shouldn't be a problem but PCA interpreted it differently. Anyway, I'm still waiting for the council reply about this matter. For those of you who required Dilapidation report prior to building commencement. Did you actually see this report? Is there any chance I could have a look at the sample since I don't believe that Masterton acquired it but our Construction Coordinator insist that they have a supporting photos (irrelevant photos) but she couldn't find the actual report which we paid for. I say this because the certifier is working for you & not masterton - thier letter clearly states that. We have been in 3 months now. It came through from the Private Certifier after many calls and emails to Masterton and the Certifier. You have to keep onto them. When the council did their inspection it was found that fees hadn't been paid by Masterton to the council and the first flush device had not been fitted to the tank which the certifier didn't pick up on his inspection. We had to send photos to Masterton when they fixed the tank and they forwarded them to council. Hopefully you won't have to wait as long for yours. R Re: Masterton Homes - The new thread 1159May 05, 2010 11:50 pm Hey guys, Just thought i'd let you all know how we went this morning with our PCI. We signed the "certificate of practical completion" form with the following to still be completed * Missing handles on pantry doors * 4 downpipes to be connected to storm water * Remove stain to garage door * Minor paint touch ups * Remove left over bricks * Scratch to mirror in ensuite - replace * Incorrect shower heads fitted to ensuite shower * Missing ID top sewer inspection Another interesting thing which some of us were talking about on here last week was power connection. My tender states - "Provide 3 phase underground service cables from supply authority network to meter box (up to 8.0lm). Meter box to be wired to suit single phase meters". So, as you can see, it states nothing about "owner to organise connection" etc. So my understanding of that is that because it doesn't state otherwise, masterton will do the lot. However, our building supervisor informed me later in the day after he rang Janie @ masterton who said that it's our responsibility and masterton have always required the owner to do it and cover the cost themselves. So I then rang the electrical company that masterton use before i argued too much with Janie as i wanted to find out what the cost was. They looked up our file and informed me that the connection has already been done and my power is on! So i trotted back to the house with a sandwich maker to plug into a power point to check and sure enough, the power is on! So there is no cost to us, even though Janie said that all customers have to pay it themselves. So it seems masterton is unorganized and ill informed in this regard and it's luck of the draw. Anyway... sorry for the massive post, just though it might be interesting for others when they get to this stage. Hopefully we'll have our keys week after next (fingers crossed!)
