Browse Forums Building A New House 1 Aug 22, 2009 8:37 pm Hi guys, iv been reading this forums for sometime. Im building with simonds auburn 16sq home. Lets get to the point, i want to make this long story short as possible. Started building beginning of April this year. It has been a very long journey, but unfortunately the house is not completed yet, today is august, such a waiting game!!. Im very upset with this company they build quick at beginning, stage after stage then starting to slow down. Atm its the final stage but took 3months but still not completed. They got most of your money so why would they care. Each stage they complete they send the invoice and i paid it straight away, very stupit i was! So far the house looks ok, but im sure there is more invisible defect i wouldnt know. They just fit a new drainage pipe 3 days ago because they couldnt do it couple of other stages back, because of the water tap was in the way so thats simond mistake, they left it till now. Theres another problem, the garage door to exit the side of the house, the door frame couldnt get fitted because of the brickwork was not in straight line, so they recently took couple of brick down to line up straight, so thats done. The carpenter came to complete the door frame which should be a quick on the fly job, but instead have left the outside top frame missing. My main concern is the drainage pipe, i post pictures below so u can see, its not in a straight line because of the water tap. what do guys think does it look weird? or should i tell them replace which would leave drill holes in the bricks? Im now thinking to get independent inspector maybe kevin, is it to late? At this stage the house is 99% complete. If i got the inspector i reckon he will find alot more defects, that will probaly take next year to fully complete the defect. i dont expect everything to be perfect, so even there is little minor defect, it wont bother me much. A link will be copied to your clipboard ("right click" and "copy" if you need to) and when you post to this website you can "right click" and "paste" the link. That will show your images in your posts. Im getting married very soon at the end of november and hopefully the house will be done then, i feel is not going to happan its SIMONDS STYLE=love delays. Pci inspection appointment is coming up this tuesday, paint touch up havnt done yet, the whole front still full of rubbish, drainage pipe and door frame not done. I dont think the job wont be dont on tuesday!. i dont know what to do. FRUSTRATING! building a new home!! Perhaps you should ask the builder to leave the downpipe where it is but move the house a foot to the left.........might be easier for them...... Re: Simond home playing the game! 16Aug 24, 2009 10:39 am Tam, In the last house we built (NBG) we were anxious to move in and just accepted the fact that they would fix certain things after we moved in....BIG MISTAKE. So much for the maintenance program, I sent letter after letter trying to get them to come back and fix our garage door to no avail in the end I contacted the manufacturer directly (6 months after we moved in) and they ended up coming and replacing the lot. I would definitely recommend not moving in hastily....ensure you get what you pay for first!!!! I am building with NAVA homes and have been enjoying the experience. If they had to do something like this (in the first palce they wouldnot as their plans are very good) , based on my experience with them, the SS would contact me and ask me if it was acceptable (there might be people who do not mind depending on the location of this elbow). He and I would then sit down and discuss alternatives and go down the path of the best alternative . This alternative would cover areas such as least repair/fixing work , least cost, least future maintenance etc... Put everything in writing, there has to be a trail of discussions etc.. And yes, INSIST that they fix it - you are the boss - you are paying them. Suburbia is where the developer bulldozes out the trees, then names the streets after them. Re: Simond home playing the game! 18Aug 25, 2009 12:54 pm Hi guys, i meet up with the contruction manager today at 9am. We went through to check the whole house to find defects. I didnt book in for indepedent inspector, should that be done today or wait for the final inspection? About the drainage pipe he find it a bit odd as well from his behalf. He said it shouldnt be place that way, and its a bit time consuming, but he'll fix it. About the paperwork (Inspection certificate of practical completion) i have sign to get it fix the defect. At the bottom ICOPC its says COMPLETION CERTIFICATE, i didnt sign duh! So am i doing the right thing there? and again after settlement i got this 3 month maintenance procedures paperwork, am i in the right track guys? building a new home!!
