Just wanted to say hi first of all, I have been reading this forum for a little while now and really enjoying everyones building stories. We are hoping to start building in the next 3 months but this is all really new to us so I have a heap of questions. First of all, I was originally looking at blocks for sale on their own but have realised Im not going to get what I want for my budget so now we are looking at a new land release. I spoke with the estate agent this morning and she said that if we bought one it would be ready by 1st July. Just wondering if anyone has experience in what can be done in the mean time before we have the ability to start on site ie. can we get all the plans ready and the council approval etc so we can just get straight into things as soon as possible? If I can get any idea on how these things usually progress I would greatly appreciate it Re: Land Release to Build Timeframe 2Apr 16, 2011 10:42 pm Firsty, don't believe them! We bought our block June last year, told us titles due sept/ oct. Titles were issued last week! We were able to do prestart and get the builder as close to ready as possible but they really can't do much until the block is titled. Sounds very stressful hoping it will be ready to go in time! Re: Land Release to Build Timeframe 4Apr 17, 2011 9:24 pm Hi BrissyGal84, Are you sure the 150 days is to get a soil test done? That seem a bit odd to me. The time limit is usually the maximum time to be ready to build (= contract signed all selections done, council DA approved, construction certificate received, financed approved, etc). You might want to double check that with your builder. I wouldn't worry too much about these so called promotions or specials. This is nothing else than a marketing trick to get you sign on the dotted line. Builders seem to always have a special. It's just that they change the offering every 6 months or so. Check with your land developer. You may be able to do a soil test and contour survey before the land is released. You won't be able to lodge a DA with your council though until you have a land title released. We are first time builders too (at building stage now). One thing that we learnt is whatever you think it will cost and how long it would take, it always ends up costing more and taking longer! Have a read through others people building threads or blogs. DKP Re: Land Release to Build Timeframe 5Apr 17, 2011 9:39 pm Hi DKP, Yep 100% sure about the soil test, it was mentioned to me on a few different occasions while at the display home and on the phone to different people. It might just be for people putting holding deposits on the special that it applies for or something. I figured the special thing was the case but it wasnt really the deciding factor on the builder, we just love the design and the special is a bonus which will save us a fair bit of money We went and looked at the land in person today and we are really keen now so putting down the deposit tomorrow. Hoping to get as much done before the titles are ready as possible so really whatever they will let us do. The site is all cut/filled already too which is very nice, hopefully the site costs will be lower as a result. Re: Land Release to Build Timeframe 6Apr 18, 2011 7:39 am Our builder had all the paperwork lined up and moved very quickly once the land titled (which had been delayed by the developers about 6 months). They began the lead in from the date of title (not the date of settlement), pushed things through council very quickly and the file went to the site manager within 7 days of title, and the building started within 7 days of that. I'm pretty sure this was the case with me, both because of the speed at which the final construction plans (adjusted for the soil test results) were available after title and because I could see the drill holes on the land before it titled. However if so it was organized between my builder and my developer and the process was entirely transparent to me.
