Roof Pics 28/11! 42Nov 28, 2009 7:47 pm Hi Guys, Our ground floor roof was completed at the end of last week. They still have some capping to finish up at the back as well as some of the sections where the roof meets to brickwork at the front. Hope you enjoy the rest of this warm weekend! Cheers, CMET Left of Square: CMET’s Journey...with EBH! Gyprock booked 14 43Dec 13, 2009 7:54 am After not a lot of action in the week post my last update a fortnight ago, last week was a hive of activity on site! The final touches to the roof, as well as the eaves and cladding have been completed last week by the carpenters. Insulation was also installed in readiness for the gyprocker’s to start this week. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We also had a meeting on site with our SS to sort out some of the issues that we have, as well as the issues from our independent inspection that we had done. The good news is that all of the issues raised have been fixed, and we are ready to move forward. He also shared with us the Tyrell’s report and the private certifiers frame report, all of which passed with a few minor issues to be addressed. With a bit of luck, we should have all of our gyprock done and stair case installed and be at lock-up before Christmas. All of this will depend on the availability of the carpenters prior to Christmas, so here’s hoping all goes well. Cheers, CMET Re: Left of Square: CMET’s Journey...with EBH! Gyprock 14/12! 45Dec 13, 2009 8:18 am Thanks Southies, We are hoping April, but we will have to wait and see how we go over January and if any of the trades are working. Will speak with our SS then and see what his estimations are. How long did it take you from Gyprock to handover? Cheers, CMET Re: Left of Square: CMET’s Journey...with EBH! Gyprock 14/12! 47Dec 13, 2009 10:57 am Hi CMET...good to see that you have had some progress again...looks great! I like keeping an eye on your build because you are a bit ahead of us & it gives me an idea on what comes next. I think we are all at the mercy of the different tradies & how much work they have on before Christmas. We have a friend that builds pergolas & he is working every day until Christmas. Gyprock 14/12! 48Dec 19, 2009 8:10 pm HI Loretta, Thanks for the well wishes for lock up! Everything appears to be lined up, now the tradies just have to get it done this coming week! Here's hoping all goes well. Have they given you any indication of what they will have completed prior to the Xmas break? I will follow with an update shortly. All of the gyprock was installed on Monday and they where still going when I went past at 6pm. The surfaces have also been sanded during the week in readiness for the next step. Seeing the size of the rooms really brings it to reality as it starts to look like our new house! The plan is to install the staircase on Monday and deliver all of the materials so that the carpenters can start the lock up process on Tuesday. All going well, we will have the waterproofing done this week and the garage doors installed on Thursday. It’s a very tight timeline, so here's hoping all does well. Have a great week. Cheers, CMET Re: Left of Square: CMET’s Journey, with EBH! Plaster Pics 19/12! 50Dec 20, 2009 5:09 pm Hi CMET...congrats on getting plastered what great pics it's looking like a real house inside now! Yes it is a tight schedule but going by the progress so far I think you will make it to lock up. We haven't had much done on our house this week only the scaffolding has come down but no roof tiles on the garage & bottom back part yet.Our builder doesn't really keep us informed of the progress but then again we don't really ask either! Might chase them up tomorrow just to see what will get done before Christmas. Looking forward to seeing your staircase...btw I was brave enough to go up the ladder today & check out the upstairs rooms & walked on our balcony...I love our view! Plaster Pics 19/12! 51Dec 21, 2009 7:15 am Hi Loretta, Your house is looking great minus the scaffolding! It is great to be able to see it as the mental picture that you have in your head through all of the planning finally comes together. Our ground floor roof also seemed to take a long time, as we had quite a few delays because of weather as well as materials being stolen. At least once that is done, you are no longer affected by the weather. Great news seeing your 1st storey! It must be great to finally see where everything is going to be in your new home and experience your great views. Good luck for this week, and hopefully there is alot of action on both of our sites. The carpenters came in and fitted the external doors to the house and it is now secure, which we where really happy with prior to the break. They also managed to install our stairs during the week and get the waterproofing done to the wet areas. Lock Up before Xmas 55Dec 31, 2009 6:59 am Southies I know you must be getting soooo impatient now CMET. You are so close to the end. I like your enclosed staircase - a little different to the norm. Hi Southies, Yes, it is good that we are getting close to the end, but we also know that this is going to be the longest and most frustrating part of the build! I think alot will have to do with whether they can get things done over January. At this stage, our SS advised before Christmas we have a few things booked in for mid Jan, and depending on how they go will build the momentum to the finish line. When did they start back with your build in Jan? We like our staircase; it is functional and suits our purpose with our young girls! Hope you have a great New Years Eve and best wishes in 2010! Lock Up before Xmas 56Dec 31, 2009 7:11 am JohnnyD Congrats on getting to lock up before Christmas CMET.Your staircase looks great...I think ours will be similar to yours. Must be great not having to climb the ladder anymore! All the best for the new year Loretta Thanks Loretta, We are not missing the ladder either! We went with the standard staircase and just added a handrail to one side to help our little ones cope with them. We also like the timber highlights on the sides, as this will match the handrail as well. Hope you have a great night tonight and best wishes for 2010! BTW, how many independent inspections have you had so far? I like how your builder has addressed the issues raised - and it seems you didn't even have to fight for that !! Cheers! Your house is really beautiful ! BTW, how many independent inspections have you had so far? I like how your builder has addressed the issues raised - and it seems you didn't even have to fight for that !! Cheers! Hi Lex, Thanks for your comments. We have had the one independent inspection by H&K Ryan carried out when the brickwork and 1st floor roof was completed. Since then, EB have carried out the Tyrell's inspection and the inspection by the Private Certifier, all of which have come back with a few minor issues which have now been addressed. Our SS has been really great, and I met him on site to go through some of the issues from the 1st inspection and we then went through the two inspections that they had since carried out. We plan to have another inspection by H&K prior to having our PCI. Best wishes in 2010. Cheers, CMET Re: Left of Square: CMET’s Journey, with EBH! Lock Up before Xmas 59Jan 11, 2010 1:25 pm CMET, wow its all coming together!!! lookin good - i drive past it a few days ago. now you're up to the slow stage where you cant see whats going on and it will drag on from here but hopefully you're will be faster than mine! ive been in for about 3 weeks now - currently doing landscaping mel Re: Left of Square: CMET’s Journey, with EBH! Lock Up before Xmas 60Jan 11, 2010 1:39 pm Hi Mel, Congratulations on moving in! It must be great to finally be in your own brand new home after all of the waiting. How did you find the PCI and handover process in the end? We understand that the process will be slow and tiresome across the coming months as we get closer to the finish, but it doesn't make it any easier. You think that all the hard work is done with the building, but it will almost be as long to finish as to the start! Hope all is going well with you landscaping. I will need to drive by and check it out! Cheers, CMET Most of the time, council will push you out to a private certifier as it ties up their limited resources.
