Browse Forums Building A New House 1 Aug 21, 2009 5:25 pm We are going to be building the Coral Hamilton 252 in Hidden Waters Estate (Fletcher in Newcastle)... we put the deposit on the block in early June and it has just exchanged, but as it is in a new estate and the roads weren't finished, we haven't been able to get Coral on site yet to get the tender started . We are hoping that the roads will be done and all of the construction fencing removed in the next week or two, so should be right to get Coral on site then, but I was wondering how long it takes for the actual tender to come through. I am starting to get nervous as bub #3 is on the way, and I have to go on maternity leave in 8 weeks and I really wanted the tender in so we could apply for finance before I went on leave. We have spoken to Coral and they have told us about 2 weeks to get the soil tests back and at the moment, it's only around a 10 day turnaround once the soil tests are back to get the tender. Does that sound right, or a bit optimistic? Coral originally told us to allow around 6 weeks to get the tender, so I am hoping it's shorter than that now, but wondered what other people's experience was... Thanks in advance!! Nic. What Coral have told you sounds right to me around two weeks for each Soil test and Tender letter. Mine both took around that time frame too. Congrats on bub#3 and building a house. Re: Coral Homes... how long to get the tender? 4Aug 22, 2009 9:03 pm Hi Thanks heaps for the replies! Feeling a bit more comfortable now... We have only just started looking at the colour side of things... we have picked PGH Vanilla (from the Summervilla range) for the bricks, and either a black or charcoal coloured roof tile (haven't made it over to Bristile yet). We have been over to the colour room at Sandgate and have picked out things like the front door / internal doors etc, but have no idea on colours for the kitchen, bathroom, tiles or carpet yet. In terms of changes, we have stuck pretty much with the basic plan. Only real deviation from the plan is converting the study and the hall directly behind the study into a workshop for all of hubby's stuff - although we will still need a double garage in the back yard in the next year or two to accomodate everything else! Luckily, we have 905sqm of flat land so it's all pretty much workable. Other changes are changing the dwarf wall to the breakfast bar in the kitchen, add sliding doors to the games room and an alfresco area off the meals and games rooms. Aside from that, we have done things like upgrade to the smartrobe doors in the bedrooms and are considering ceaserstone benchtops, but we will just have to wait and see how the site costs go before deciding on that one. Definatley going to be a busy 12 months for us - already have a 3 year old and a 6 year old, and number three is due in late October or early November. It's going to be a tight squeeze in our current 3 bedroom somewhat small house with the 5 of house (as well as a Siberian Husky and a Ridgeback!) until the new place is ready mid next year sometime! It will all be worth it in the end though... we have been searching for our perfect block of land for about 3 years now, but as we were pretty inflexible in what we wanted, we just couldn't find it. We need something pretty big (large dogs and three kids), prefer flat as we have retaining walls now and are sick of them, wanted a small quiet street and were really only looking at one suburb as our 6 year old has just started school and we didn't want to move him. Finally found it, and the roads aren't finished and we have to wait over two months just to get Coral onsite to get a tender. Also, the estate is being developed by Mirvac Homes, so they are pushing us to get a tender done by them and are bad mouthing Coral whenever possible. I am hanging for the land to get registered so we can settle and don't have to have anything to do with the real estate agent or Mirvac ever again! Thanks again!! Nic. Our soil tests also took about 2 weeks & so did the tender letter. I really cant understand people/companies who bag their competition - cant they see their lack of professionalism is a big turn off & would make you not want to have anything to do with them? We (ok I, my hubby wasnt that keen) wanted to build the exact same home as you but our block is in the more slopier part of Hidden Waters and Coral flately refuse to split their homes to suit slopey blocks. Love the design though. We finally got onto our block for the first time last weekend and am waiting for it to be registered- hopefully next week! We will prob be going with Mirvac- because they have come back the cheapest in putting the split in the house and they include the driveway and front landscaping. We are waiting to get our site costs back (the land has only just been registered). What were your sites costs like? I have decided to build the Fraser 232 on my 856 sq m block. I have paid my initial deposit for soil test, contour survey, etc last week and am waiting to hear from them. How do you know if the soil test has been performed on your land ? Also, I am maintaining my own blog at http://coralhomesfraser232.blogspot.com/ so that i can update my progress regularly with this exciting experience. I have recently uploaded my plans and would like you guys to have a look at it and come up with suggestions. cheers!!! Manish In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4335 Congratulations! Nice to put that to bed before christmas, now you can relax 3 7173 Ask the council if there is a chance of getting build over easement exemption.
