Browse Forums Building A New House 1 Aug 20, 2009 11:00 pm O'K.........my first post on this forum after reading all I can for the past month. We have 2 kids and have our 5 year old Simonds Monterey 2700 for sale........ We have also built previously on another 3 occassions. We have just purchased the last 1510 mtr block in Pindara Estate and looking at building again once our home is sold. I have read both great things about Carlisle on this site but really ugly things from: http://www.productreview.com.au/showite ... m_id=56767 website. At the moment and for the past 3 weeks, we cannot decide between the Atlantique 36 Mk2 or the 2 Double Storey Bordeaux 40. I noticed a few members had the Atlantique 37 Mk2 against their signature........is this a newer home? Where is that estate? The Atlantique 37 Mk2 is the older version I think. I am sure the new version comes in Atlantique 32 or 36. I am also going to build with Carlisle and I have found the prices to be very reasonable. The inclusions are fantastic compared to a lot of other builders we looked at. Most of the changes that cost us money were structural things, like making rooms bigger and extending walls, etc. We had our site costs fixed as we signed the contract before land was settled (didn't want any surprises). By the way I just found the website you mentioned. I don't think anything rates highly on that website! People only ever go on it to give a bad review.... in my experiences anyway! Just going to give a few responses to some bad things that were mentioned on the product review website.
- Our CLE did make mistakes. Sometimes it took a couple of emails to get things sorted, but in the end all seems fine with the contract. - They changed their minds about a few minor things that annoyed us a little, but in the scheme of things they are pretty small decisions! (i.e. a 400mm wide niche instead of the 600mm wide niche that we wanted in the shower) - We were able to take the contract home to read over for a few days before signing it. Our CLE even suggested that we do this. - They allowed us to delay signing the contract by nearly 2 months to get the increased FHOG (we were in no rush as land is not titled) All in all, I think things work out much easier if extra time is taken through the initial stages to ensure that everything is correct... Also not to put extra pressure on the CLE.. I think if you do right by them then they will do right by you.. Sorry just had to add this... the next reviewer on the website had had a great experience with them and said this... "like i said treat them the way you wanted to be treated, and you will get all the same back and they will be great to deal with." We are leaning towards the Bordeaux 40 cause we are worried about the site costs and since the Atlantique is over 5 meters longer, think the costs would be larger.......... Pindara Estate is located in Langwarrin which is in the Mornington Peninsula........about 10-15 minutes from Frankston. We actually already live in the estate but on a smaller 910mtr block and wanting more room for the kids. The new block was the last for sale on the estate...... Anyone else able to assist further? I guess the other thing is that single stories are a little cheaper. However if you are happy with a double story and want extra space for kids etc... then it's definitely the way to go! Another addition!! We built the Atlantique 37 Mk2. The Mk2 is the new version, Mk1 is old version. Ours is 37 squares as we changed the plans a bit, but standard plan is 36 squares. So in effect, its called Atlantique 36 Mk2, sorry for the confusion!!! Our sales consultant was fantastic - stuck to their promises and was honest. They even came down to our house to finish the sales paperwork (because we were 1 hour from the displayhome). We had two CLEs, they were both great to work with and friendly. Along the way there were some minor problems, but look, not everything can be perfect.. The CS was very good at what he did - again a few issues with the build.. but all in all, we have a quality home. The house took about 6 months to build, this was because it went over Christmas/New Year holidays, so take 1 month.. and it took 5 months build time. The floorplan really works for us.. very functional and no space is wasted. Dont choose your floorplan based on what your perceptions of your site costs are. Dont build a double storey purely for the belief that youll cop less site costs. Choose the house that you love and can picture yourself living in. The last thing you want is to regret choosing one house over the other simply because you didnt want to spend that extra dollar? There are new designs out there now too. Like the Thornleigh 41.. very nice if you like the master downstairs. Montrose 35 if your after a single storey. I highly recommend Carlisle Homes.. theyre really good. Maintenance period is a bit slow though, could improve.. But in saying that, the list of defects at 3 months didnt have much major issues.. Good luck with your build, let us know how yo go! We can see ourselves living in both but a double storey would be nice and we most certainly use the space. And for the sake of it, $40K more which we can live with..........difference being though is if we build the single storey, save $40K and I dont have a mortgage left !!! and my wife can finally upgrade her car............ummmm tilting towards the Bordeaux 40 now..... We are currently building in SE Melbourne and finding that quality… 0 9170 Versaloc is a mortarless besser block system that still needs a properly engineered footing. If you just do a 400x200 footing it will fail in time. At 17m long you need it… 1 15326 |
