I am now in pre contract phase, and I will have some questions. Here's hoping to get some answer/opinions from experienced people.
I created this topic so I can come back to this topic easily and ask more questions, instead of creating new topic each time, as I progress through my land and house package. And help out newcomer like me.
For now, my questions are:
Who should arrange the soil test and when do you do it?
What does "subject to soil test" actually means? What exactly the result from soil test that may allow me to get out of the contract without penalty?
When constructions starts, can we go to the site anytime or we must make appointment with builder? Is this builder dependent? One company said you can go to the constrcution anytime but
my agent said we must make appointment because of health and safety requirement. Sounds logical but want to hear more from everyone.
I heard a lot about suprises with site cost.
Mine said to include site cost but exclude rock excavation.
Is that normal? What does site cost supposedly covers?
