My wife and I are debating, whether to choose a small block near the city with a double story building or a larger block in the suburbs with some fruit trees and a chuck! Anyway there is no right or wrong answer to this one but my personal preference would be for the larger block as I like outdoor space and gardens and dont want a house with stairs. But I live in a country town where land prices are relatively cheap and its only 15 minutes from one end to the other so convenience of getting to work was not an issue so I wasnt really faced with this dilemma. Each person/family/couple has different needs and goals in life so just do what you feel is best for yourself! I had a choice to make similar to yourself which was, either live out west (of sydney in a new estate) on a block about 700sqm with a 45 sq project builder home or live near my 'home' in an architect designed Duplex which is only 28 sqaures. 1 side of Duplex in a suburb closer to city is going to cost the same as block in the west ith a project home so the $ didnt sway me but I had to map out any negative/positive etc. DA approved Waiting on a few more Builder's quotes. Stairs are not great for 2 groups of people, young children & older people so that becomes part of the decision process. The other factor is that the cost of building a double story will generally be considerably more so that must be factored in and can sometimes out weigh the savings on the smaller block. There are so many things other considerations to depending on the availability of land. eg distance to work, proximity to family & friends. I think a list of the pros & cons might be a good way to go. We were faced with the same decision as we found several blocks that were smaller (& cheaper) that would have needed a 2 story design but we were very lucky to find a decent size (717m2) block in our preferred suburb (8km from CBD) with a dump ready for demolition and a pretty good price so we jumped at it.
