I was very interested to see the contents of your report as we had a report done at this stage and a number of defects (generally small), except for one, "Tension bracing not adequately fixed to top & bottom plates" It took a lot of discussions with Big M to understand that the bracing was incorrect. We actually, together with Metricon called their engineer and guess what the report was correct. If you look at your plans there are two bracing options, normal and alternate, it is the altnerate bracing that should be completed. Its not a big fix once Big M agree to it, but it is a very important fix. Saying that Big M, were fantastic and open with our report and attended to all the issues raised and we conceded to one. What was your timeframe for getting things done after lockup (we're hoping to finish in maybe 3-4 months?) I called my SS and emailed through the inspectors report to her and the contruction CSC and followed up on the tensioning thing, our bracing is OK I think The other issues, most can be left to fix later as it won't hold anything up, but a couple of things need to be fixed by the carpenters pulling out the plaster, fixing properly and then getting the plaster people back again Our report was by alex at urban inspect, had a few recommendations and he seems quite good so I think we'll use him again for the handover inspection. Other than that, going well - stairs hopefully next week and kitchen in after that! They tried to with us, but after speaking with Construction Manager (SS's boss) and their Engineer it was agreed with what the inspector recommended. But as I mentioned earlier, Metricon were very good in fixing the issues that were raised, so we were rapped with this! We are not that much in front of you, we are a painting stage, were probably at lock-up "officially" at Easter and there is talk that we will be in in July. We are wrapped with that timing as our own internal timing was needed to be in prior to Jan 2011 (new school year) so from that point of view well ahead of schedule. Had a quick meeting with our SS the other night, and he's umming/ahhing about our light positions. In the sitting room they're not centred: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ and upstairs they're just so far off where they should be - admittedly we did change the position of these lights with the previous SS, who said it'd be no problem, unfortunately our current SS wasn't informed. Anyway, we've got one light near a window instead of the centre of the room, and one light just arbitrarily placed. Our builder has been alright with fixing things so far, but I've got a feeling they want to try and avoid moving lights in the ceiling because they'll need to patch and paint the remaining hole. I don't think we're being too demanding, asking for lights to be in the centre of the room, surely! Anyway, very excited to be coming to the conclusion of the build, can't wait to get in and start living properly! Many other things to do before changing light fittings. XT4V - we ordered the floorboards on the left on the weekend, a kind of grey/smoked oak look. Re: Metr!con Nolan: New roller blinds = awful smell?? 95Jan 22, 2011 10:16 pm So we've been in over 3 months, and the builder is coming in to do all the little service items. We've also been putting up a few off-the-shelf roller blinds. Done the minor bedrooms with some from Spotlight, which have been no trouble. But we got one from Bunnings, a "Zone" brand blockout blind - the first few weeks were fine, but now we've had a couple of hot days, we've realised there's an AWFUL smell coming from this blind, smeels like incredibly strong bleach/chloride, enough to give me a big headache. The room is unusable, have to keep the door shut or the whole house is contaminated. I'm wondering is this going to be a permanent thing, or only while the blind is still relatively new? Because if it's always going to be like this, it's unbearable and I'll be taking it back to bunnings and demanding my money back, since it's not tolerable for living! If it's only for the first few weeks, then perhaps we'll put up with it.
