I think your design fits really well on your block, and the layout is pretty good. How has your process been so far? I have found for me a private builder has been a smooth journey then a larger compay. Re: AT's build - private builder - floor plans added 3Aug 12, 2009 12:50 pm I have a small piece of feed back - the toilet in the ensuite could cause an embarrassing moment if someone opens the bathroom and/or bedroom door unexpectedly because you will have full view of someone sitting on the loo from the liveing area I would suggest moveing the bedroom door to further along the wall. Re: AT's build - private builder - floor plans added 4Aug 12, 2009 12:55 pm Looking good. As you asked for feedback, here are a few things I noticed: 1. Master bedroom door. In my opinion it would look nicer if you had an alcove or something to walk into, then have the bedroom door off that. You then don't have the bedroom door directly off the living area (the ensuite/WIR may be reconfigured to get this to work"). 2. Bathroom/WC/linen. I would look at trying to reconfigure this. It's your call, but I'm not a big fan of the seperate vanity. It means anyone using it has to be fully dressed after the shower before being able to use it (as there's no privacy - usually when you shave, or spray deodorant, etc you are only wearing a towel ). It's not that great for older kids, and guests. That space should be able to give you a vanity in the bathroom, and a separate vanity/basin in the WC if you wanted to. 3. The walk in pantry looks very tight. Other than those small matters, the plan has a good feel to it in my opinion. Oh and the kitchen is a guide only.. we have not designed our kitchen as yet! Suggestions would be to put in a skylight or put double doors on the media room so that during the daytime the double doors could be opened to give you more light. Your storage is pretty good, perhaps another vanity in the bathroom ? just thinking about putting makeup on or drying hair - it could be a complete throughfare that little area there and a teenager daughter would be beside herself with the lack of privacy. Council approved in under 1 week, super fast! just wish convenant was ready so we can start! I have not done any colour inside as yet, have not chosen anything at all actually! will chat to the painter about my walls etc External are:- Roof - Colorbond Dune Gutters / fascia - jasper Render - lundy grey or similar. Congrats, it won't be long now, council approval in one week? I hope ours gets approval just as quick. Love your house plan by the way, especially the separate vanity unit. We have one here in our rental, being able to wash your hands and not wait for someone to come out of the bathroom very handy.
