just wondering how longs after you signed the last of your plans and adendas etc etc did it take for the building company to come back with the council building permits. Re: Building permits 2Jun 21, 2007 5:36 pm In my case the permit arrived before the final contract consolidation.
I signed the contract, and received the permits within a month, then after I cleared the block the consolidated contract came, followed by the start of construction. Re: Building permits 5Jun 22, 2007 9:51 am mattwalker 12 days - knox council Mine took longer as the Bayside council regulations are such, that I had to get two separate dispensations, which caused some delay. Most builders get the permit almost immediately from their building serveyor, without even going to the council. Surveyors are authorised to give permits provided plans meet council regulations. But once a dispensation is required, it has to go to the council. In my case the two issues were the distance from the road (regulations state 9m, I wanted 7m) and the fact that they want you to be a certain distance away from your neighbours northern windows in case of a two storey home. From what I've seen, Bayside's regulations are one of the toughest. Almost all designs by volume builders wouldn't fit my block due to the fact the council wants the second storey to be at least 3m from the fence on each side. If a block is anything less than 16-17m wide, you can forget about a double storey home in Bayside. Re: Building permits 6Jun 22, 2007 10:32 am Mine 4 months - Sydney Parramatta Council. But that includes one round of knock back and request for further information about retaining wall engineering details + detail shadow diagram.
One of our neighbours got theirs approved without any hiccup in 1.5 months from same council. Lucky both of us didn't get any neighbour complaints. One other Indian neighbour delayed for almost 1 year plus extra $20K in cost (re-draw and resubmit for a few times) due to neighbour complaining the front of the house is too high.
