Browse Forums Building A New House 1 Aug 10, 2009 11:11 pm Hi All We have lodged our paper work with the private certifier so we can get our construction certificate. We went through everything with him in person last Monday to confirm it was all there and we could tell people we would be ready to go this Thursday. Then today, we get an email from him saying "Please supply me with your BASIX SPECIFICATIONS". What is that??????????? I understand that in the BASIX certificate there is a column with ticks in it and those things ticked (ie 5star shower head) need to be shown either on the plans or in the "specs" but can anyone share what the "specs" actually are or look like? Thank you in advance! Loretta (who is quietly going insane!!) Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 2Aug 10, 2009 11:26 pm I think when they say BASIX Specification, they mean BASIX Certificate. It looks like they don't have (or can't find) a copy. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 3Aug 10, 2009 11:42 pm I wish that was all they meant! I have already given him 4 copies of the BASIX certificate but he needs the "specifications". I am thinking perhaps he means a list? Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 4Aug 10, 2009 11:53 pm Hi loretta I just checked my mountain of plans and I have a Basix site plan - on it there is a section called "Thermal Performance Specifications" - it highlights windows, glazing, skylights, bricks and insulation, flooring, ceiliings and insulation, rool and insulation, window covers, fixed shading, overshadowing and orientation, exposure, ventilation and infiltration - there is a lot yes/no sections for the last 4 mentioned. There is also a Summary of Basix commitments section. Not sure if this helps??? JL Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 5Aug 10, 2009 11:58 pm Hmmm...could be it. It is part of the actual certificate or something separate? Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 6Aug 11, 2009 12:03 am I am not sure - I haven't seen a certificate - my builder has given me an A3 paper with a basix site plan which includes both commitments and specifications as well as a floor plan detailing garden planting requirements and roof catchment area. It also has the ABSA stamp, cert number, assessor number, and date on it so I reckon it is a copy of the cert?? JL Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 7Aug 11, 2009 12:42 am I think you need to call your PCA and ask them what they want. t seems like a strange and impossible request. The Basix Certificate is the specification. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 8Aug 11, 2009 12:53 am The man is impossible. His response when i asked can he explain what document he needs (by email) was: "In accordance with the BASIX (policy) all commitments are to be shown on the plans and specifications (see second column of BASIX certificate)." VERY helpful (NOT!)!! Loretta Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 9Aug 11, 2009 1:17 am OK, this makes sense. What he wants is each of the commitments in the Basix Certificate to be transferred to the plans. The second column reads "Show on CC/CDC plans & specs" and has ticks for what has to be shown. So each of these commitments has to be transferred across to the CC documentation. Further instructions can be found on the last page of the Basix Certificate: Commitments identified with [tick] in the "Show on CC/CDC plans and specs" column must be shown in the plans and specifications accompanying the application for a construction certificate / complying development certificate for the proposed development. Bureaucracy is alive and well! I do understand that part and a lot of the ticked column is already specified on the plans. But the specs part is presumably the written part because not everything can be shown on a plan? eg. 5 star taps and "will not have a ducted cooling system". Anyway, i have just spent the last few hours typing up a document which says "the applicant will not...." or "the applicant will....." whatever. Hopefully, that doc, plus the plans, will get us over the line! L Re: "BASIX SPECIFICATIONS" FOR CONSTRUCTION CERTIFICATE - HELP! 12Aug 11, 2009 6:37 pm So....I submitted our typed up "no idea what i am doing" word doc and apparently it is ok! So should anyone ever have this situation happen to them PM me and i will try and help. My god, what a pain in the neck! It lists all commitments that are required to get your certificate over the line. Strange that they would accept a word document that is not stamped as approved! JL Thanks for your reply! All valid points and I agree with you on many of them. I am in QLD, any recommendations on a construction lawyer would be helpful 3 2052 Just wondering if you got your OC ? we are in NSW and are also having a few issues getting ours. Also thinking of moving in as we're running out of cash 9 12805 Not unless you have managed to put it as a special condition into the contract somehow. 1 4031 |
