The smaller is 210sqm with the four sides being 20.25, 16.44, 13.5 and 4.73. The other is an odd shaped triangle which is 233sqm with the sides being 21, 23 and 16.3. I think I have these numbers right... hard to look on these ******* plans !!! "The only way is up" Those blocks are pretty small, and could be hard to fit. Some people don't have time to do the job right the first time, but seem to have plenty of time to fix their mistakes. Build Thread Re: Small block... can I fit a 3 bed 2 bath? 11Aug 10, 2009 4:30 pm Hi Sallighted, I've recently settled on a small block in Adelaide that I will be building a 3 bed, 2 bathroom villa on. My block is a bit larger though ~370sqm. These blocks you're talking about are quite oddly shaped and small so could be worth talking to a builder to see if they have anything that would fit. My house is going to be ~9.5m wide (w/ garage) at front and 8m wide at the rear and 22m long, it does also have a lounge and study though. The key things to get is the development plan from the council you will be building in (usually on the website). These contain the allowed site occupancy for a house. In my council it is 40%, so I was technically only allowed a 150sqm house but they can be leniant and I'm getting 171sqm (46%) due to extra opens space and their flexibility. To give you an idea - a house with 3bed + 2bath is normally above 140sqm without having tiny bedrooms and small living area. This would be around 60% site occupancy on the blocks you're talking about which i would imagine is unlikely to be approved, unless you went 2 storey (where the rules change a bit and that could be fine) but this will cost more, comparatively. Sorry about the essay (as I tend to do) but I guess my advice is to go to a builder and see what they can offer and read the development plan - ring the council if it doesn't make sense. If the builder has built in the council they will aslo be able to tell you pretty well what is allowed. If you go to a display village near by it is likely that one of the builders would have built in the suberb!
