hi cabinfever
tiling in wet areas is usually included. When I refer to 'tiling' I mean the extra costs of tiling the main living areas and hallway.
cheers

we have been getting quotes for carpet around 3000 to 4000 for 4 rooms not expense carpet tiling of living areas my father is doing that so we only had to pay for tilies and glue etc windows having curtains much better for keeping the warm and keeping out the sun but I can sew so will make my own painting is including by builder but we decied to do our own to save some money rural property so no driveway have not got a price for the patio etc We are having a in ground pool around 12,000 getting a second a garage $12,000 But we will slowly do them as we have money No light fittings as it has downlights a/c have these on layby brought on sale as they wanted to get them off the shelves save 30% we are even doing our own bricklaying as my husband is a licensed bricklayer so they pay him to do it. All I can say is to shop around and compare prices I have done up 5 houses this my first time building Re: How Much To Budget To Finish Off House? 44Jun 14, 2007 5:50 pm ![]() I notice that "tiling" keeps coming up as an extra cost. Does that mean bathroom tiling ? But surely that's part of the the build cost ? Hi Cabinfever, "Beetle" is right, normally only floor of bath + laundry + shower in bath + 1 tile across the walls of bath/laundry included. Some also provides splash back for kitchen. You need to check with the builder to have a correct understanding of what's covered and what's not. Also, they normally only allow very low price (say $27/m2) tiles, if you want better quality ones, you need pay the differences as well. Cheers Allan http://building-our-first-house.blogspot.com/ Re: How Much To Budget To Finish Off House? 45Jun 14, 2007 8:31 pm I suppose another thing you need to look at is that the $7000 worth of turf may look great, if you're paying for it as part of the loan then in reailty over the life of the loan it's really costing you $20,000. Re: How Much To Budget To Finish Off House? 46Jun 14, 2007 10:48 pm Someone might be able to confir or dey, but I hear that oversized tiles and different types of tyles also increase the cost from a labour and cutting perspective, IE diamond tipped blades, and things like that. When we built with the company that ends with Etricon, we were told by Beaumont Tiles that not only were somet tiles more expensive per M2, but also in labour, laying and some in grout and glue types. Adrian B Re: How Much To Budget To Finish Off House? 48Jun 15, 2007 1:00 pm You'd think bigger tiles would be cheaper to lay.. there's less of them. Re: How Much To Budget To Finish Off House? 49Jun 15, 2007 1:07 pm Same thing for bigger bricks, We wanted to go wtih large sandstone blocks but extra charge. They said something about requiring a diamond blade to cut them. I don't see why you wouldn't need a diamond blade to cut regular bricks?
3xb Re: How Much To Budget To Finish Off House? 50Jun 15, 2007 1:10 pm Even better excuse from our builder....we wanted double height bricks...they said no as they can only lift 3 at a time insted of 6 so would take longer......umm...but they are twice as big......!
Must have been all too hard for them! Built Porter Davis "Dromana" 2007. Re: How Much To Budget To Finish Off House? 51Jun 15, 2007 1:21 pm By that logic it should be so cheap to lay those itsby bitsy mosaic tiles over all your floor. Or miniature bricks.
Ask for a price... Re: How Much To Budget To Finish Off House? 52Jun 15, 2007 2:46 pm One would think it would be cheaper to lay the larger things, but its just another way that they manage to squeeze an extra dollar out of you.
For me anything over 400 x 400 incurrs an extra charge. I'll still be having the larger tiles but not so happy about the cost ![]() Re: How Much To Budget To Finish Off House? 53Jun 16, 2007 3:49 pm wow...
Maybe I'm delusioned, but I wasn't allowing anywhere near those figures! We have quotes for concreting ($2.2K for 34m2) and blinds ($3K including 4 timber venitians, the rest roller blinds). We have included about $2K in upgrades to lights, and have had a quote for about $3K for carpets to the remaining rooms. Our tiling is being done through the builder (after saying we would do it ourself, it wasn't worth the hassle) for a cost of $7K (for about 92m2). So apart from what we have got the builder to do, we have the concreting, blinds, carpets and fences to do, and I was only allowing about $10K as we are not putting in a garden with the current weather situation (not straight away anyway). ~Ray. Might want to check with your council to see if you will be allowed to move in if you are doing the garden latter. Some council will issue a temporary certificate but some are much tougher. Also, don't forget if you move in earlier, you saved $ for the rent/mortgage as well. So you might want to work out the priorities, some can wait until moved in (e.g. upgrade of light), some can't (e.g. tiling in wet areas)... Curtaining to the front of the home needs to be completed as well. Problem is that would take time and money and delay moving in. 3xb Re: How Much To Budget To Finish Off House? 57Jun 19, 2007 3:42 pm ![]() That's a valid point Allan in our estate the front garden + driveways and entry paths to the home need to be compelted before occupancy of the home occurs. Hmmm...would love to see a developer try and evict the OWNER of THE HOUSE AND THE LAND cause they haven't finished an entry path....would this kind of c*ap stand up legally if push came to shove??? Wouldn't it need to be on some kind of covenent etc on the title for them to be able to enforce that kind of thing?? Built Porter Davis "Dromana" 2007. Re: How Much To Budget To Finish Off House? 60Jun 19, 2007 4:01 pm I could be wrong, and it may be different in other places, but I've never know of a local council to insist on paths/garden/curtains before allowing occupancy of a home...not round Melbourne anyway! Have heard of estate developers wanting that kind of stuff done though.. Built Porter Davis "Dromana" 2007. Coming back to your old stomping grounds, huh? Renovations on a budget can be quite the journey. It's like giving your house a new lease on life.
