Matt - great idea getting the builder to do most things...it is so worth paying a bit more and having them do all the running around! Unfortunetly in Perth most of the builders don't even offer those services, some of the cheaper builders do a floor and blind package but that's about it! The main components of our budget are: Painting - $3K Flooring - $22K Lights - $3K Window Dressings - $8K Security Doors - $5K AirCon - $12K Paving (Liquid Limestone) - $12K Landscaping/Fences - $15K I really don't want to add those figures up and I'm an accountant so that's saying alot Re: How Much To Budget To Finish Off House? 14May 30, 2007 4:14 pm Hi, long time lurker, first time poster
We have nearly completed the building process and are allowing $25K. We only need to do flooring ($10K), landscaping ($10K) (driveway, path to front door and drying area is all included by the builder) and window dressing ($5K) The builder is taking care of the rest. Welcome Happy Home! I think it really helps to save money if you have someone handy in your family like your Dad!! My husband is hopeless (and he openly admits this!) at any type of handy man work so I end up paying people to do everything. By shopping around, doing it myself and making the occasional compromise, I reckon I can do it for a fraction of those prices. $25K for landscaping a 400sqm block - what are you putting in it?? some rare exotic orchids across the entire 400sqm? I am sorry, I just don't get it, do you guys just have money that you just don't know what to do with? Perthgirl, do you really think your $80K is going to be less with a builder, think more $100K to $120K. I will readily admit as per my previous post that we will not be doing most of the work and will paying others to do it. Why? Firstly, We are hopeless handy people!!!! We can plant the gardens but thats about it! Also, we don't have the time to do it all - with hubby working 6 days a week and me running a business and looking after a terror child I don't have the time to be installing our own floors, not that we would have any idea how to do it!!! I'm sure the extra's would cost alot more through the builder but like I said to Matt for some people that cost is something that they are willing to bear in return for not having to do all the running around and for not being repsonsible for it all if something goes wrong! This $25k is broken down into: Hardwood lapped & capped fence between us and neighbour - $4,600 Pool fencing on other2 boundaries - $3,800 Back lawn - subsurface irrigation, underlay, turf - $5,200 Clothes line - $500 Wooden batten screen fence - $1,000 Plants - mature trees, shrubs, ground covers, fruit trees, water features, garden lighting - $5,000 (estimate) Security flyscreens on ground floor doors - $2,800 This takes us to about $23k. We don't have a neighbour yet to share the cost of the lapped & capped fence with - so we have to pay it all ourselves up front. Our other back fencing backs on to a fire trail - no-one to split the cost with. The turf system we are purchasing is a luxury - but we'll be able to have a perfect lawn all year round for backyard cricket and footy without worrying about water restrictions. Doing the components ourselves (getting pros to do the irrigation and then us doing turf underlay and turfing ourselves) actually ended up costing us more! I'm sure we could make 46m of lap & cap fencing ourselves - but given how much we earn per hour - it's more efficient for us to pay a professional to do it. I can imagine that it would take us 2-3 days as amateurs to do that much fencing. But a professional mobb would do it in 1 day. Luckily we have sufficient earning capacity to hire professionals. * Carpets $5400 * Tiles (porcelin) $8K * Driveway $3100 * Fences $820 * Kitchen cabinets: 1800 We still need to do: Flyscreens and security doors, down lights, decking for alfresco area, gardens. feature walls. We will be doing our own decking and garden, we also have a friend who's a sparky who will be doing all our downlights for free, we will just pay for materials at cost through him. We have spent over $15K on furniture and window coverings.... and still have more on order. The price of things is just scary! Floor Coverings (Carpets and Glazed Porcelain tiles): $9000 Gardens inc Retic: $4000 Painting: will do in 12-months once house has settled Fencing: supplied by estate Lights/Elec: $1000 for Hardware, Free (or very cheap install) - I work with electricians Alarm: $1200 Basic Blinds: $2500 Evap Ducted AC: $4000 Misc Little things (letterbox etc): $5000 Everything else that people have mentioned is done by builder (unless I have forgotten anything..)
