How do you ensure all the inclusions/changes are carried out as you want them or as specified in the contract? Am I too paraniod?! I am envisioning a situation where we inspect the work and find a "hey we thought you were going to do this?" and they come back and advise "no no the contract says thats all we have to do". Also I'm thinking if anything goes wrong isnt it best to cover bases before hand? How do you ensure and insure? This is why you have a Contract and any breach must come with recompense. So if you are delayed say in days then you have a clause. However, you have a certain responsibility too, not in law but in common sense. I visitied my site reguarly and held meetings on the phn and on site to ensure the build was going along as planned. You in a way need to project manage your build to ensure things are moving along well as a measure and check. And builders once they know you are checking them along the way usuallly fall in to your way of doing this. However be careful not to go over the line of sense, because you dont want to frustrate them over things that really dont matter. Its a bit hit and miss at times. I am sure you have heard the saying, buyer be ware. Your solictor cant hand hold this part of your build. But check the type of Contract you are getting.
